Fusion HCR is Hiring!Position: Director of Property ManagementLocation: Draper, Utah (Onsite)Type: Direct HireIndustry: Property Management / Real EstatePosition OverviewFusion HCR is seeking a Director of Property Management to oversee the daily operations and performance of a residential property portfolio within a defined geographic market for one of our clients in the property management space.This leadership role is responsible for driving portfolio performance, operational excellence, and team development, while aligning district-level execution with broader organizational strategy. In larger markets, this role may also serve as the corporate broker of record.The ideal candidate brings strong P&L ownership, multi-site operational leadership, and experience managing large teams within property management or real estate environments.Key ResponsibilitiesPortfolio & Operational LeadershipExecute strategic initiatives to enhance portfolio performance, drive rental growth, and maintain high occupancy levelsLeverage market data and analysis to inform pricing strategies and operational decisionsEvaluate property performance, quality, and market fit; recommend asset improvements, acquisitions, or dispositionsTeam Leadership & DevelopmentLead, mentor, and develop district-level teams, including managing 8+ direct reportsProvide ongoing coaching, performance feedback, and professional development supportFoster a high-performance, accountable, and collaborative team environmentOperational OversightOversee day-to-day operations including:Rent collectionTenant turn processesMaintenance operationsLeasing activityCustomer service and resident experienceHOA compliancePartner with internal departments (Leasing, Property Operations, New Development, etc.) to ensure alignment and executionFinancial ManagementAnalyze monthly financial performance and ensure adherence to budgetsIdentify opportunities to improve profitability and operational efficiencyProvide recommendations to senior leadership and assist in implementing process improvementsResident Experience & RetentionImplement and optimize resident retention programsEvaluate effectiveness of initiatives and recommend enhancementsSpecial Situations ManagementOversee complex property scenarios including:EvictionsEscalated customer issuesLegal concernsAsset disposition planningQualificationsBachelor's degree in Real Estate, Finance, Business Management, or related field (or equivalent experience)5+ years of experience in a general management role with full P&L responsibility5+ years of progressive experience in property management, real estate operations, or related industryExperience managing 8+ direct reports requiredExperience with property management systems is a plusAbility to obtain a State Real Estate License within 60 days of hireValid driver's license requiredKey Skills & CompetenciesStrong leadership and team development capabilitiesFinancial acumen, budgeting, and analytical skillsExcellent communication and stakeholder managementConflict resolution and problem-solving abilitiesAbility to manage multiple priorities in a fast-paced environmentHigh attention to detail with strong organizational skillsAdaptability and ability to drive process improvementsWhy Join?Opportunity to lead and scale operations within a growing property portfolioHigh-impact leadership role with visibility across the organizationCollaborative, cross-functional environmentCompetitive compensation and long-term growth potential
