Multifamily Building Engineer

Job Title: Building EngineerSalary: $105,000 to $125,000 per yearSummary of Responsibilities:The building engineer is responsible for maintaining the overall physical condition, safety, and functionality of the community. This role performs advanced maintenance, troubleshooting, and repair of building systems- including HVAC, plumbing, electrical, and mechanical components- while supporting preventative maintenance programs and responding to service requests. The building engineer partners with community leadership and vendors to ensure efficient operations, minimal system downtime, and compliance with safety standards, while delivering a high level of service to residents, associates, and guests.Primary Responsibilities and Objectives:Perform general maintenance and repairs on building systems, including HVAC, plumbing, electrical, and mechanical systemsTroubleshoot and support critical building systems, including pools, spas, elevators, and access control/fob systems, ensuring minimal downtimeConduct routine inspections and proactively resolve issuesExecute preventative maintenance programsPerform plumbing diagnostics and leak investigationsSupport and maintain boiler systems and central plant equipmentRespond to service requests promptlyMaintain accurate records of maintenance activitiesEnsure compliance with safety standards and regulationsAssist with vendor coordination and oversee contracted workSupport emergency maintenance needs, including on-call responsibilitiesMaintain overall cleanliness and functionality of the communityPerform other duties as assignedEducation and Experience:High school diploma is requiredThree plus years of experience in building maintenance or engineeringEPA certification preferredHVAC certification requiredThree to five years of experience identifying and managing roofing-related issues, including leak detection, repair coordination, and preventative maintenanceStrong maintenance lead experience or background in multifamily or commercial environmentsExperience with plumbing, leak investigations, and boiler systemsWorking knowledge of building envelope systems, including roofs, facades, windows, and waterproofing, with the ability to identify potential issues and coordinate timely maintenance and repairsSkills and Requirements:Must maintain a valid driver's license, a clean driving record, and current auto insurance is requiredAbility to read, write, and understand EnglishAbility to use general office equipment, such as telephone, fax machine, printer, copier, and key track systemsExcellent customer service and interpersonal skills with the ability to relate to othersStrong organizational and time-management skillsAbility to multitaskAbility to work independently as part of a teamStrong troubleshooting and problem-solving skillsAbility to perform basic mathematical functionsAbility to cope with and defuse situations involving angry or difficult peopleAbility to maintain confidentialityMust maintain professional appearance and comply with prescribed uniform policyMust comply with all safety requirementsRequired to complete and successfully pass the Avenue5 Fair Housing and Preventing Discrimination and Harassment training and other courses if assignedScheduling:Required to maintain a regular schedule, which may require working outside business hours, weekends, and non-traditional holidaysMay be required to participate in an on-call rotation as neededAbility to travel as required (20%)Environment:* Exposure to environment typically found in an office buildingPhysical Requirements:Avenue5 will make reasonable accommodations to enable individuals with disabilities to perform essential functions.
