HVAC Specialist

*Job Summary: *The Specialized Technician II positionis responsible for completing Advanced Skill Projects for bothGebhardt Development & Colonial Property Management. He or Shewill focus their attention on specific HVAC related issues and themanagement/repair of large building mechanicals. The SpecializedTechnician will work independently and with outside resources tomeet the specific mechanical needs for all properties owned byGebhardt Development & Colonial Property Management.*Reports to: *Maintenance Director*Wage Status: *Hourly*JobDuties:*● Repair & Monitoring:o Heat Pumpso CoolingTower Mechanicalso Boilerso Loop system and PumpsoWater Heaterso Water Softeners● Preventive Maintenance:oCoordination of In-house PM programoCoordination of Vendor PM programs●Disaster Management:o Constellation,Gebhardt Building, & Galaxie (CPM properties asappropriate)*Responsibilities Include butare not limited to:*o Complete diagnosisand repair of heat pumps as assigned. Maintain an inventory ofparts needed to complete heat pump repairs on an ongoingbasis.o Monitor the operation of thecooling towers and report any concerns. Schedule repairs with avendor if needed. Coordinate the seasonal start up and shut down ofthe systems with the designated vendor and verify the work iscomplete.o Monitor the operation of theboilers and report any concerns. Schedule repairs with a vendor ifneeded.o Monitor the operation of the loopsystem and its components. Complete filter changes and monitorwater quality. Verify the water treatment system is workingproperly. Report any concerns. Schedule repairs with a vendor ifneeded.o Monitor the operation of the waterheaters and softener system for proper operation. Verify salt isbeing added to the softeners as needed. Report any concerns.Schedule repairs with a vendor if needed.oImplement a preventative maintenance program designed to maximizethe proper upkeep of each building and prolong the operationalservice life of building systems.oCoordinate a preventative maintenance program designed to organizeand verify maintenance performed by outside vendors.o Develop a comprehensive plan to address disastermanagement and emergency response for each building. Includequarterly training on systems for quick response.o Ensure that Company policy is properly enforced – workingwith human resources if problems arise.oProvide oversight/back-up service to Constellation, Galaxie andGebhardt Building as needed.o Take a leadrole in the bidding process on assigned projects.o Ensure all materials that are ordered for service needs areentered into the inventory system. Ensure all tools and equipmentare properly checked out of the inventory system and returned atall times.o Maintain ongoing opencommunication with Property Managers, Lead Technicians andsupervisors as needed to ensure that all projectsyou participate in are effectively managed and repair issues areappropriately addressed.o Record all workcompleted daily in AppFolio. Ensure that any repair work that ischargeable is reported to the appropriate Property Manager.o Participate in snow removal in the winter.Follow up to make sure it is completed properly.o Make sure that any assigned snow removal equipment has beenproperly serviced and is in good working condition for the nextuse.o Maintain shop cleanliness &organization of any location the Specialized Technician IIIutilizes. Ensure the inventory system is utilized asdesigned.o Accountable for keys – Ensurethat the key check-out form is usedoProvide the Owner, Executive Assistant, Vice President ofOperations, Maintenance Director and Commercial Property Directorwith daily notes and updates.o Manage dailypaperwork.
