HVAC Specialist

*Job Summary: *The Specialized Technician II position is responsible for completing Advanced Skill Projects for both Gebhardt Development & Colonial Property Management. He or She will focus their attention on specific HVAC related issues and the management/repair of large building mechanicals. The Specialized Technician will work independently and with outside resources to meet the specific mechanical needs for all properties owned by Gebhardt Development & Colonial Property Management. *Reports to: *Maintenance Director *Wage Status: *Hourly *Job Duties:*● Repair & Monitoring: o Heat Pumps o Cooling Tower Mechanicals o Boilers o Loop system and Pumps o Water Heaters o Water Softeners ● Preventive Maintenance: o Coordination of In-house PM program o Coordination of Vendor PM programs ● Disaster Management: o Constellation, Gebhardt Building, & Galaxie (CPM properties as appropriate)*Responsibilities Include but are not limited to:* o Complete diagnosis and repair of heat pumps as assigned. Maintain an inventory of parts needed to complete heat pump repairs on an ongoing basis. o Monitor the operation of the cooling towers and report any concerns. Schedule repairs with a vendor if needed. Coordinate the seasonal start up and shut down of the systems with the designated vendor and verify the work is complete. o Monitor the operation of the boilers and report any concerns. Schedule repairs with a vendor if needed. o Monitor the operation of the loop system and its components. Complete filter changes and monitor water quality. Verify the water treatment system is working properly. Report any concerns. Schedule repairs with a vendor if needed. o Monitor the operation of the water heaters and softener system for proper operation. Verify salt is being added to the softeners as needed. Report any concerns. Schedule repairs with a vendor if needed. o Implement a preventative maintenance program designed to maximize the proper upkeep of each building and prolong the operational service life of building systems. o Coordinate a preventative maintenance program designed to organize and verify maintenance performed by outside vendors. o Develop a comprehensive plan to address disaster management and emergency response for each building. Include quarterly training on systems for quick response. o Ensure that Company policy is properly enforced – working with human resources if problems arise. o Provide oversight/back-up service to Constellation, Galaxie and Gebhardt Building as needed. o Take a lead role in the bidding process on assigned projects. o Ensure all materials that are ordered for service needs are entered into the inventory system. Ensure all tools and equipment are properly checked out of the inventory system and returned at all times. o Maintain ongoing open communication with Property Managers, Lead Technicians and supervisors as needed to ensure that all projects you participate in are effectively managed and repair issues are appropriately addressed. o Record all work completed daily in AppFolio. Ensure that any repair work that is chargeable is reported to the appropriate Property Manager. o Participate in snow removal in the winter. Follow up to make sure it is completed properly. o Make sure that any assigned snow removal equipment has been properly serviced and is in good working condition for the next use. o Maintain shop cleanliness & organization of any location the Specialized Technician III utilizes. Ensure the inventory system is utilized as designed. o Accountable for keys – Ensure that the key check-out form is used o Provide the Owner, Executive Assistant, Vice President of Operations, Maintenance Director and Commercial Property Director with daily notes and updates. o Manage daily paperwork. Complete proper coding of receipts and invoices. o Assist in the onboarding of new properties into the development portfolio as directed. o Participate in the after-hours emergency response rotation for Gebhardt Development and on call supervisor duties as assigned.
