DescriptionPosition at Mac PropertiesMac Properties is seeking a detail-oriented and service-focused Occupancy Specialist to support operations at The Branscome, a HUD-regulated, Project-Based Section 8 (PBS8) community in St. Louis.This role plays a critical part in ensuring regulatory compliance, managing resident certifications and renewals, and delivering a positive resident experience.The Occupancy Specialist partners closely with property leadership and maintenance teams to support day-to-day operations while maintaining audit-ready files and high customer service standards. Experience in affordable housing and Yardi is strongly preferred.The pay rate for this role is $22/hour. If you are passionate about customer service and have HUD Project- Based Section 8 program experience, please apply today!Key ResponsibilitiesOccupancy, Compliance & RenewalsProcess initial, annual, and interim resident certifications in accordance with HUD and PBS8 requirementsManage resident lease renewals and ensure accurate, timely documentationVerify income, assets, household composition, and eligibilityMaintain organized, audit-ready resident filesUtilize Yardi for certifications, renewals, leasing activity, and reportingLeasing & Resident ServicesLease apartments in compliance with HUD and affordable housing regulationsConduct apartment showings and clearly explain program qualifications and lease termsDeliver professional, responsive customer service to residents and prospectsAddress resident concerns and escalate issues when appropriateSupport resident retention through proactive communicationProperty Operations SupportConduct regular building and unit walksCoordinate with maintenance on work orders and unit readinessAssist with move-ins, move-outs, inspections, and required documentationQualificationsExperience with HUD, Project-Based Section 8 (PBS8), or affordable housing programs preferredExperience using Yardi or similar property management systems preferredAffordable housing credentials such as COS, TCS, HCCP, or SHCM are a plusStrong attention to detail and organizational skillsExcellent communication and customer service skillsHigh school diploma or equivalent requiredWhy Join Mac PropertiesMac Properties is committed to providing quality housing and meaningful resident experiences.
