Are you motivated by the opportunity to support safe, stable, affordable housing?If so, BlueLine Property Management would love to meet you.We are seeking a Lead Maintenance Technician to oversee maintenance operations at two affordable multifamily housing communities, supervising two Maintenance Technicians while working closely with the Property Managers to ensure high standards of safety, quality, and resident satisfaction.As theLead Maintenance Technician, you are both a skilled technician and a team leader. Youll set the tone for maintenance operations, support and guide technicians, and help ensure our communities remain safe, functional, and welcoming for residents.This role is ideal for someone who enjoys problem-solving, takes pride in their work, and values teamwork, accountability, and service.Key ResponsibilitiesMaintenance & RepairsPerform and oversee general maintenance and repairs across electrical, plumbing, HVAC, carpentry, appliances, flooring, and building systems.Complete and assist with unit turnovers, including inspections, punch-out, painting, and readiness for new move-ins.Troubleshoot complex maintenance issues and coordinate repairs efficiently.Ensure preventive maintenance schedules are followed for both properties.Leadership & SupervisionSupervise, train, and support two Maintenance Technicians, providing direction, coaching, and feedback.Assign daily work orders and prioritize tasks to meet property needs and timelines.Monitor quality of work and ensure consistency across both communities.Promote a positive, respectful, and safetyfocused team culture.Community & SafetyConduct routine inspections of buildings, grounds, and common areas to ensure safety, cleanliness, and curb appeal.Help prepare for and respond to REAC/NSPIRE or other compliance inspections.Assist in emergency response situations, including weather events, floods, fires, and after-hours on-call needs.Ensure all safety protocols, policies, and proper tool/equipment use are followed.Communication & CoordinationServe as the primary maintenance point of contact for Property Managers.Communicate maintenance priorities, ongoing issues, and property conditions clearly and proactively.Coordinate with vendors and oversee quality of contracted work.Interact with residents professionally and respectfully, maintaining confidentiality at all times.Required QualificationsHigh school diploma or equivalentMinimum of 2years of maintenance experience in property management or a related fieldAt least 1 year of experience leading, mentoring, or coordinating maintenance staff (formal supervisory experience preferred)Knowledge of Fair Housing laws and commitment to respectful resident interactionsStrong customer service skills and ability to work with diverse personalitiesBasic proficiency in Microsoft Suite and comfort using mobile devices for work ordersReliable vehicle, valid drivers license, and insuranceAbility to work a consistent schedule with occasional weekends, overtime, and on-call rotationsAbility to meet physical demands, including lifting up to 75 lbs, climbing ladders/stairs, repetitive movement, and working outdoors in various weather conditionsPreferred QualificationsFair Housing Certification (within the past year)Experience working in affordable housing communitiesFamiliarity with REAC/NSPIRE inspection standardsHVAC, electrical, or other trade certificationsBilingual skills (a plus, but not required)Why Work at BlueLine Property Management?Working in affordable housing means your work mattersevery single day.
