Kitchell seeks multiple experienced and dedicated Project Manager II to join our Southern California region in Pasadena and build a long-term career at one of the most innovative and growth-oriented building companies in the United States.OverviewProvide PM/CM services under Division of State Architect (DSA) guidelines in the k-12 Construction Market Sector for assigned construction projects under the District's Facilities Program from pre-construction through closeout.Duties and ResponsibilitiesProvides scoping, oversight of schedule, budget, quality control, change order reviews, including time impact analysis, estimates and contractor performanceCoordinates with architects, engineers, inspectors, contractors, school sites, and District staff to ensure projects are delivered safely on time, and within approved budgetsEnsures compliance with DSA requirements, District standards, safety regulations, and contract documentsPrepares project documentation, progress reports, and supports issue resolution throughout all phases of constructionReviews pre-construction documents and submits comments to Designer as necessaryPlans, organizes, and prepares reports to upper management with respect to the status and/or progress of the projectsCoordinates with all pertinent public agencies during pre-construction and construction to comply with all off-site work, coordinates with various District and Project staffManages the project budget and schedule to maintain qualitative standards which reflects the project status and progressManages daily activities of the contractor, reviews contractors' construction schedules and submittals, and coordinates responses to the contractors' inquiries through the Requests for Clarifications (RFC) and other related documentsReceives, reviews, and negotiates Contractor Change Order Proposal(s) to achieve a fare & reasonable price in accordance with the General ConditionsReviews and addresses all Schedule impacts in accordance with the project specifications in a timely mannerMonitors and manages project close-out with respect to project certification with the Division of State Architects (DSA) and project financial close outPerforms other related duties as assignedEducation and ExperienceMinimum of 7-10 years or more of experience managing public sector or K-12 construction projects, including active construction oversight is requiredBachelor's degree in Construction Management, Architecture, Engineering, or a related field is required. (experience may substitute for education)Design Build Experience is preferredExperience utilizing Building Information Modeling (BIM) is preferredExperience with Division of the State Architect (DSA) construction/design processes is requiredLicense and CertificationsSafety and OSHA Safety Regulations (OSHA 30 minimum) is preferredAn RA Certificate or PE Registration from the State of California is preferredA valid Certified Construction Manager (CCM) credential or Project Management Professional (PMP) credential is strongly preferredWork EnvironmentWhile performing the duties of this job, the employee must regularly work in an office and/or construction environment. Conditions regularly include exposure to outdoor elements, hot/cold temperatures, wet conditions, noise, atmospheric conditions, and cramped quarters. The noise level in the work environment is occasionally loud.Physical RequirementsWhile performing the duties of this job, the employee must regularly sit, stand, walk, talk, or hear and use hands to finger, feel and handle; frequently reach with hands and arms; occasionally climb or balance and stoop, kneel, crouch or crawl. Specific vision abilities required by this job include close vision, distance vision, depth perception and ability to adjust focus. Must frequently lift and or move 10 pounds and occasionally lift and or move up to 50 pounds.Travel RequirementsWork with be executed at campus location across Pasadena, CA as well as the district office in Altadena, CA.
