We're a team of innovators reshaping the future of construction, and we're looking for people who want to build what's next.We are seeking a licensed Lead Architect who deeply understands how buildings actually work, including MEP systems, not just how they look on paper. In this role, you will own the technical DNA of our homes, including architectural systems, MEP integration, and the details that make projects buildable, repeatable, and scalable. This role replaces fragmented design coordination with a unified system-driven approach.What You'll DoBuilding System ArchitectureDefine how all building systems integrate: architectural, mechanical, electrical, plumbingDevelop standardized system logic across product linesEnsure designs are optimized for performance, cost, and constructabilityMEP Integration (Core to the Role)Own MEP layout strategies and best practices across all projectsDevelop standard approaches for:HVAC system layouts (ducting strategies, equipment placement, efficiency)Electrical planning (panel sizing logic, circuiting standards, low voltage coordination)Plumbing systems (routing, venting strategies, fixture group logic)Minimize reliance on external consultants through strong internal standardsTechnical Detailing & AssembliesOwn all architectural + MEP-integrated detailsDefine wall, floor, and roof assemblies (performance, waterproofing, coordination)Develop clean, repeatable details that reduce field ambiguityStandardization & ProductizationConvert one-off designs into systemized and scalable solutionsBuild and maintain a library of details, assemblies, and MEP strategiesDrive consistency across all projectsConstructability LeadershipWork directly with field teams to validate designsIdentify coordination risks early (MEP clashes, sequencing, access)Continuously improve systems based on real-world feedbackCross-Functional + Product IntegrationPartner with product and computational design teamsTranslate building systems into rules that can be embedded into softwareAlign design decisions with business goals (cost, speed, scalability)What We're Looking ForLicensed Architect in California, highly preferred 7–12+ years experience in building systems with a focus on residentialStrong technical detailing experience (field-ready, not permit-only)Deep understanding of MEP systems and coordinationProficiency in Revit, Rhino 3D/Grasshopper or similar 3D/parametric design toolsDemonstrated experience in detail generation for constructionExperience resolving real-world construction issuesAbility to simplify and standardize complex systemsA person that is comfortable with owning ambiguity, making system-level decisions (not waiting on consultants) and working closely with construction leadership and teamsWhy Join UsAt formX, you'll play a key role in shaping the team that's redefining the future of housing.
