Property Management - Community ManagerWichita, KSWe are seeking a highly skilled and motivated Community Manager to join our team. Under the supervision of the Regional Manager, the Community Manager is responsible for the operations of the apartment community. The successful candidate will focus on achieving company objectives, operating within budget, and providing a quality living environment for residents while establishing a positive, productive working relationship with all on-site team members.Essential FunctionsSupervise and manage all on-site staff members, including hiring, performance counseling, and community inspectionsResponsible for maintaining high occupancy levels through effective team motivation, market analysis, and lease renewalsTour and lease apartments, train staff on closing techniques, and ensure accurate and timely processing of lease paperworkMonitor and implement rent increases, utility charges, and other fees, and maintain delinquency levels below 1%Analyze Yardi reports, analyze market data, and develop and implement marketing plans to drive occupancy and revenue growthEnsure compliance with company policies, Fair Housing regulations, and local ordinancesRespond to resident complaints, provide problem resolutions, and maintain a high level of customer servicePerform other duties as assignedSupervisory Skills and ResponsibilitiesCreate a productive and inclusive work environmentEncourage creative problem-solving, identify strengths, and generate individual career development plansConduct annual performance reviews, provide feedback, and recognize quality performanceAbility to carry out supervisory responsibilities in accordance with company policies and applicable lawsOther ResponsibilitiesFollow up on all aspects of community operations, provide written responses, and maintain accurate recordsMeet with staff individually and in group meetings to communicate information, ensure goal alignment, and receive feedbackWork with Regional Manager to ensure community coverage during open positions and vacation requestsMonitor community compliance with all Fair Housing regulations and local ordinancesKnowledge, Skills, and AbilitiesKnowledge of industry software (Yardi, Rent Cafe, Yield Star, and LeaseStar) preferredKnowledge of organizational and community policies and proceduresAbility to apply policies and procedures to solve everyday issuesStrong communication, problem-solving, and leadership skillsAbility to work with people of diverse social, economic, ethnic backgroundsAbility to read/speak/write English language proficientlyAbility to work a flexible schedule, including weekends, evenings, and holidaysMinimum Qualifications RequiredHigh school diploma requiredBachelor's Degree in business or related field highly preferredMinimum 3+year property management experiencePrevious experience must include responsibilities for property operations, budgets, and staff supervisionCertificationsCertified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferredProperty Management Certification a plusComputer SkillsIntermediate knowledge of Yardi, Rent Cafe, Yield Star, LeaseStar, Microsoft Word, Microsoft Excel, and Microsoft OutlookAbility to use desk computers, smartphones, telephone voicemail, fax, and copy/scanning machinePhysical RequirementsRequires mobility and walking to several different locationsMay require ability to lift up to 10 poundsRequires normal range of hearing and eyesight to record, prepare, and communicate reportsWorking ConditionsNormal office environmentPeriodic exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardousWork schedules may vary based on demandIf you are a motivated and experienced professional looking for a new challenge, please apply to this role by submitting your application.
