Property Manager

Job DescriptionThe Property Manager is responsible for all property operations, financial performance, team development, and customer satisfaction. As the Property Manager, you will be responsible for embodying and working to reinforce Gray Residential mission, values, culture, and goals.Job RequirementsHigh School Diploma, General Education Degree (GED), and/or Bachelor’s DegreeAt least three (3) plus years of property management experience (Multifamily Preferred)At least one (1) year of Property Manager experience (Multifamily Preferred)Experience with Entrata Property Management Software (Preferred)History of successful rent collections and working with a collection agencyExposure to working with outside vendorsExperience with the eviction & court processesHistory of successfully marketing and leasing an apartment communityKnowledge of developing and following annual budgetsHistory of exceptional customer serviceStrong leadership and project management skillsAbility to organize and direct oneself and effectively superviseStrong oral & written communication skillsSolid understanding and skill set in Microsoft Office Suite & Adobe PDFExcellent organizational skillsKnowledge of laws and regulations pertaining to property management (i.e., Fair Housing, Tenant Laws, OSHA, EPA, etc.)Any certifications from the National Apartment Association is a plusValid state issued driver’s licenseBe able to lift up to twenty-five (25) poundsJob ResponsibilitiesCollect monthly rents and work with property designated collections companyCommunicate efficiently and effectively with residents about delinquency, move-in and move-out process, eviction notices, turn process, etcHire and terminate staff members as needed and according to the allocated budgetRepresent the property at court hearings to deal with eviction and collection proceedingsMake sure property management software is operating at an optimal level and is up to date dailyComplete weekly, monthly, quarterly, and annual management reportsHandle all customer service issues as they ariseWork with maintenance supervisor to establish contracts with outside vendors to perform routine services (i.e., landscaping, trash collection, etc.)Work with maintenance supervisor to set up a turn schedule, bid out turn services, and oversee all turn operationsMake sure all property staff completes all assigned trainingPerform financial move-out statements and mail and email to former residentsComplete move-in and move-out inspectionsPlan, approve, and execute all marketing activities and resident/prospect eventsMonitor leasing performance of staff members and marketing actionsEnsure hospitality and customer services at the property are at an exceptional levelConduct routine audits on community structure and report any issues as they ariseConduct routine audits on all files for accuracy and missing filesAssist with capital expenditure (CAPEX) walks and REAC Inspections (if applicable)Make sure that excellent curb appeal is always maintainedProviding market data and rent recommendationsSending out renewal offers and executing renewalsReport all liability and community incidents and ensure that all workers’ compensation claims are reported and properly documentedAnswer phone calls and emails, tour prospects, complete applications and leases, and gather all qualifying documents to finalize lease filesComplete routine safety checksFinancially operate the property within the given budgetStrive to improve property reputation throughout the yearMake sure all maintenance and safety documents and files are organized, up to date, and easily accessibleMonitor all property staff is complying to all federal and local laws, federal mandated regulations, and company issued policies and proceduresAny other duties as assignedAdditional BenefitsGray Residential offers a competitive compensation package, including but not limited to:Medical Insurance401k Plan with employer matchCompany paid dental and vision insuranceCompany offers short- and long-term disability, as well as life insurance optionsPaid time off structure and company paid holidaysApartment discount programEmployee referral programTRAVEL REQUIRED: Less Than 5%REPORTS TO: Property ManagerBONUS: Renewal Bonus + CommissionGray Residential and Gray Capital is an equal opportunity employer and a drug free workplace.Powered by JazzHRgqamjFKjbw
