Lead Operating Engineer – JLLWhat this job involves:The Lead Operating Engineer plays a critical role in ensuring optimal facility operations through expert maintenance, troubleshooting, and repair of building systems. This position requires technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations) while maintaining multi-skilled capabilities across other systems. You'll be instrumental in maintaining facility standards and supporting JLL's commitment to operational excellence, ensuring our clients' buildings operate at peak performance levels.What your day-to-day will look like:Perform maintenance, monitoring, and repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to maintain facility and building systems to applicable standardsMaintain responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, and general maintenance operationsClean, inspect, calibrate, and replace parts to maintain HVAC systems and associated equipment at optimum performance levelsRecord equipment readings and make necessary adjustments to ensure proper operationComply with departmental policies for safe storage, usage, and disposal of hazardous materials while maintaining a clean and safe workplacePerform periodic checks of tool and instrument inventoryMonitor quality and pricing of maintenance work performed by outside contractorsRequired Qualifications:High School diploma or GED equivalent2-4 years of experience maintaining and repairing commercial building systemsEPA 608 Type II CertificationAbility to analyze operation of Commercial or Industrial Mechanical, Electrical, Plumbing, and HVAC systems, determine cause of problems/malfunctions, and take corrective actionWorking knowledge of computer applications including Microsoft Word and ExcelPhysical ability to bend, sit, kneel, squat, stand, reach, and lay as required to access equipment components for extended periodsAbility to work in various environmental conditions including exposure to heat, sunlight, rain, cold, and both daylight and night-time hoursPreferred Qualifications:EPA 608 Universal CertificationTwo years of trade school education in electrical system design, refrigeration, and HVACLocation: Florence, SC
