The ideal candidate will have a minimum of 2 years full-time property management experience, and be responsible for ensuring the smooth operation of the property, maintaining high standards of resident satisfaction, and maximizing the financial performance of the community. This is an exciting opportunity for a driven, motivated, and responsible leader.Duties And ResponsibilitiesPersonnelMotivate StaffTrain and be responsible for work performed by all staff members under the Property Manager’s directionRecommend the hiring and termination of employees in accordance with company policyPerform written evaluations of employees and make recommendations for salary increases or advancementDetermine transitions and promotions for on-site personnelEstablish schedules and assign personnel for routine maintenance and emergency coverageMaintain accurate payroll records as required by the companyAdhere to and implement all company policies and all company personnel directivesFile reports regarding any work related injuriesMarketingHandle all facets of marketing apartmentsEnsure staff is knowledgeable of the market and competitionMaintain positive resident relationsEstablish and maintain renewal programsDevelop strategies and programs designed to ensure long-term residencyInsure that an appropriate number of units are “made ready” to show prospective residents on a daily basis.Lease AdministrationOversee the consistency and effectiveness of the Assistant Manager and Leasing Agent associates’ use of the policies and procedures, including priority wait lists, phone techniques, application verification and notification.Ensure leasing practices conform to federal, state, and local law. Ensure that credit and criminal reports are obtained for all prospective residents and ensure that company policies and standards regarding income and prior rental history are met.Prepare, process, and sign all leases and related forms or supervise others in doing so.Collect rents, nsf’s, late charges and handle delinquent accounts or supervise others in doing so.Recommend changes to rent changes and implement scheduled rent increasesAggressively pursue lease renewals. Send notices out at least 45 days prior to expiration.Supervise leasing employees insuring good closing techniques.Handle evictions and landlord liensMaintain all resident files including move in sheets, move out notices, security dispositions and warnings.FinanceMake daily bank deposits Monitor expenses within budget guidelinesReview, code and approve invoices for paymentMaintain necessary records of all financial transactions of the property, including cash, accounts payable, order office suppliesAssist in budget preparationResident Service Maintenance Ensure that residents are provided with a clean, safe, well-maintained communityEnsure that maintenance requests are handled on an immediate one-call basis, if possible, and that residents are notified if parts must be ordered, causing a delayMaintain the common areasEnsure the availability of make-ready vacant unitsOversee risk management and emergency proceduresContinually inspect the property and improvements, recording deficiencies and taking the necessary action, within budget limits.Maintain key control coding for all units and areas.OtherHandle emergencies. Report accidents and emergency situations to your property supervisor immediately and prepare all proper reports. Be available 24 hours/day 7 days/week unless regional property supervisor has been notified. Monitor parking lot for unauthorized vehiclesReview weekly reports for accuracy and completenessSupervise outside contractors working on the propertyKeep abreast of local and/or state news regarding housing, employment, utility rates, etc.Immediately inform property supervisor of any dangerous conditions or liability issues on property.As directed by property supervisor, prepare property for code inspections, mortgage inspections, and all other inspectionsReport to property supervisor any violations of company policies by employeesDevelop and enforce community policies and rules Other duties as assigned by supervisorRequirementsWork Experience Requirements2+ years’ property management experienceExtensive knowledge of property managementKnowledge of professional business disciplineStrong internet, word, and excel skillsUnderstanding of property management system programsValid driver’s license with good driving record and auto insuranceAbility to perform work responsibilities at other locations and ability to travel within major metropolitan area with possible overnight stays in other cities.Educational RequirementsHigh School diploma or GED2+ years of college preferredThe pay range for this position is $70,000 - $80,000 annually. Please note that the pay range provided is a good faith estimate for the position at the time of the posting.
