Project Director - Mission Critical

The Project Director serves as a key leader in advancing the organization's mission critical market presence, guiding teams through complex technical and commercial challenges, and ensuring alignment with corporate strategy and industry best practices.Experience/Training:Bachelor's degree in construction management, architecture, or engineering or other related field required.10+ years in construction leadershipMission Critical or data center projects preferredCampus-scale programs preferredEssential Duties and Key Responsibilities (other duties may be assigned to meet business and project needs)Leads commissioning strategy across multiple projectsOversees commissioning managers and commissioning agentsDevelop and implement commissioning plans, schedules, and procedures for construction projects with commissioning agents, user groups, subcontractors, and construction team membersCoordinate with design and construction teams to review project requirements and ensure that commissioning activities are integrated into the master project scheduleManage the commissioning process for mechanical, electrical, plumbing, fire protection, building controls and other critical systemsManage pre-functional and functional testing of equipment and systems to verify proper installation and functionalityManage documentation of commissioning activities, test results, and equipment certificationsCollaborate with user groups to ensure a smooth transition from construction to operationSolution-oriented troubleshootingSchedule and review factory witness testingHelp coordinate and verify site acceptance verificationsEnsure all testing L1-L5 is properly performed and documentedWork with various manufactures, subcontractors, vendors and customer for equipment energizations and start-upPrepare for and manage materials necessary for commissioning processWrite and track RFI's and document general best practices and proceduresSubmit and track change ordersManage commissioning teams for each scope including mechanical, electrical, controls and CxADevelop comprehensive commissioning schedule and prepare for recoveryHold prep meetings, safety briefings and commissioning coordination meetingsReview and approve testing scripts with CxA/customer and ensure feasibility with subcontractorsParticipate in job closeout processMonitors and enforces, along with project team, safety and OSHA standards to maintain safe working environment for all employees and site visitorsUnderstands and can build a commissioning scheduleWorks with project team and subcontractors to ensure detailed commissioning schedule is metProactively mitigate foreseen constraints, and assist in implementing plans to maintain or recover scheduleCommunicate unresolved constraints and impacts in a timely manner as well as plans to mitigate impactsHelp ensure most up to date project documents are supplied to subcontractors and CxAAssist with redlining and updating drawings as you progress through commissioningFull understanding of commissioning process and able to provide quality control review of plans/specifications and documentationResponsible to provide technical and procedural commissioning direction to internal and external shareholdersUnderstands equipment issue priorities and their effect on process, drives issue resolutionStrong understanding of LOTO and energy management throughout testing evolutionsBenefits100% Medical & Dental premiums paid forHealth Savings Account (HSA) with Employer ContributionPTO & Holidays401k with matchLife Insurance & Disability paid forSupplemental Benefits availableCompany VehicleNOTE: Interested applicants must submit their resume for consideration using our applicant tracking system.
