Position Overview:
As a Real Estate Project Manager (Construction), you will play a pivotal role in overseeing the successful execution of our development and renovation projects. You will be responsible for managing multiple construction projects simultaneously, from inception to completion, ensuring they are delivered on time, within budget, and to the highest quality standards. The ideal candidate will have a strong background in development, significant renovation experience, and a proven ability to manage crews and subcontractors effectively.

Compensation:
$80,000 yearly
Responsibilities:
Project Planning and Management:
Develop comprehensive project plans, including budgets, schedules, and resource allocation, for each assigned construction project.
Coordinate all phases of project execution, from initial site assessments and permitting to construction and final inspection.
Implement project management best practices to ensure projects are completed on time and within budget constraints.
Contractor and Vendor Management:
Source, hire, and manage construction crews, subcontractors, and vendors for various project needs.
Negotiate contracts and agreements with vendors, ensuring favorable terms and adherence to project specifications.
Oversee subcontractor performance, providing guidance, support, and resolving any issues that may arise during construction.
Quality Control and Compliance:
Maintain rigorous quality control standards throughout the construction process, conducting regular inspections and ensuring compliance with building codes and regulations.
Address any quality issues promptly, implementing corrective measures to ensure project integrity and customer satisfaction.
Ensure all projects adhere to safety protocols and industry standards, prioritizing the health and well-being of all project stakeholders.
Financial Management:
Monitor project budgets and expenditures, identifying variances and implementing cost-saving measures where possible.
Prepare regular financial reports and updates for senior management, providing insights into project performance and profitability.
Work closely with accounting and finance teams to ensure accurate and timely invoicing, payments, and financial reconciliations.
Communication and Stakeholder Engagement:
Serve as the primary point of contact for project stakeholders, including investors, partners, and regulatory authorities.
Communicate project status, milestones, and potential risks to stakeholders in a clear and timely manner, fostering transparency and trust.
Collaborate closely with internal teams, including acquisitions, asset management, and marketing, to align project objectives and strategies.
Qualifications:
5+ years of experience in real estate project management.
Strong understanding of real estate development processes.
Excellent project planning and budget management skills.
Proven track record of successfully managing residential and commercial real estate projects.
Competencies: US Work Authorization.
Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field (preferred).
Minimum of 5 years of experience in real estate development, construction project management, or a similar role.
Proven track record of successfully managing large-scale renovation projects, preferably in the residential real estate sector.
Strong understanding of construction processes, building codes, and regulations.
Excellent leadership, communication, and interpersonal skills, with the ability to motivate and manage diverse teams.
Proficiency in project management software and tools (e.g., MS Project, Procore, or similar).
Ability to thrive in a fast-paced, dynamic environment and adapt to changing priorities and deadlines.
Experience with house flipping or similar value-added real estate strategies is highly desirable.
