Maintenance Technician
```Overview```
As a Maintenance Technician, you will play a critical role in maintaining the physical condition of the property, responding to service requests, and preparing units for new tenants. The ideal candidate is a detail-oriented, efficient, and proactive professional who is capable of managing a wide range of maintenance tasks.
```Responsibilities```
Efficiently manage and execute work orders, including initiation, troubleshooting, and closure within a 48-hour timeframe for parts-related issues.
Conduct thorough inspections and general repairs of apartments, including prior to move-in and following move-out, to ensure units meet company standards.
Perform preventative maintenance tasks to minimize future repairs and ensure the longevity of property infrastructure.
Maintain the grounds, sidewalks, breezeways, and common areas, ensuring they are clean and well-kept.
Oversee the upkeep of amenities, pool, minor garden areas, and ensure proper maintenance of drains.
Organize and maintain the maintenance shop and supply room, including weekly inventory checks to order necessary supplies and parts.
Stay on call for emergent maintenance issues, ensuring prompt and effective resolution to maintain resident satisfaction and safety.
Ensure all safety equipment, including fire extinguishers, fire alarms, and emergency exits, are maintained and fully functional.
Maintain up-to-date professional certifications.
Prioritize common areas and ensure an emergency supply of critical components (e.g., water heaters, HVAC supplies) is on hand.
Qualifications:
Proven experience as a Maintenance Technician in a multifamily property setting.
Strong knowledge of plumbing, electrical, mechanical, and carpentry repairs.
Excellent organizational and time management skills.
Ability to communicate effectively with residents and team members.
Familiarity with AppFolio property management software is a plus.
Must have current CPO and HVAC certifications.
High school diploma or equivalent; technical/trade school certification is a plus.
