The Assistant Property Manager will be involved in areas such as collections, resident relations, maintenance and compliance with company safety program, and all laws and company policies. Provide all information requested and encourage the prospect to schedule an appointment to visit the propertyMaintain property Waiting ListDemonstrate community and apartment knowledge by communicating the features and benefits of eachFollow-up with prospects regarding current availability and Waiting List statusDemonstrate community and apartment knowledge by communicating the features and benefits of eachFollow-up with prospects who have not made a decision and continue to sell the Bigos propertyAttend required trainings and meetingsInspect vacant apartments and complete light cleaning 'sparkles' as needed to maintain rent ready conditionAdministrativeQualify all prospective renters by gathering applicant's rental history and obtaining approval according to company compliance functionsAssist in coordinating the turnover schedule, including scheduling vendors and coordinating identified workMove-in new renters, including discussing their lease and resident handbook and conducting move-in inspectionsMove-out departing renters including vacate notices and conducting move-out inspectionsAssist with rent collection, including accepting payments and sending notices on delinquent accountsComply with all safety program requirements and work to promote safety in the workplaceOther duties as assignedCompliancePrepares all resident files to include all preparatory paperworkProcesses applications and annual recertifications in Rent CaféEnsures compliance with state, federal and local housing lawsStays current with any changes in fair housing and affordable housing compliance requirementsAssists with subsidy administration in accordance with HUD rules and regulationsResident RetentionAssist in planning resident functions. Attend functions and participate as neededIn absence of the Property Manager, listen to resident requests, concerns, and commentsQuickly enter maintenance work orders and inform the maintenance team. Ensure maintenance repairs are handled satisfactorily. Follow up with residents as neededQUALIFICATIONSEducation and Experience:High school diploma or GED required; Associates degree preferredExperience completing Move In, Annual and Interim Resident Recertifications per HUD guidelines, strongly preferredAffordable Housing compliance experience strongly preferredAt least 1-2 years in customer facing positionsExperience in handling sensitive, confidential informationKnowledge of Microsoft Office, including Word, Excel, and OutlookExperience with Yardi preferredSkills and Abilities:Fluent in English and skilled in oral and written communicationAbility to use tact and diplomacy in a clear, courteous manner when dealing with co-workers and the publicDecision-making, problem solving, and time management skillsAttention to detailAbility to work collaboratively in a team environmentReal Estate Licenses must not be active while working in this roleAbility to travel for required trainings, meetings and company eventsPhysical Demands:Must possess mobility to work in a standard office setting and to use standard office equipment, including a computer; stamina to maintain attention to detail despite interruptions; strength to lift and carry items weighing up to 10 pounds; vision to read printed material and a computer screen; and hearing and speech to communicate in-person and over the telephone.
