Multifamily Maintenance Technician
Job Summary
We are seeking a reliable and skilled Maintenance Technician to provide on-call maintenance services for our apartment community. The skilled candidate will be responsible for responding/updating work orders, performing repairs, unit turns and requested help around the property. Ensuring the upkeep of units and common areas in a timely and professional manner. This role requires real estate maintenance/repair experience, strong organizational skills, attention to detail, and adherence to established protocols to support efficient property operations.
Key Responsibilities
Work Order Management
Check the property management system daily for new work orders.
Perform assigned maintenance tasks only upon receiving dispatched work orders from the property manager, ensuring tenant notifications and scheduling protocols are followed.
Complete work orders within 24-48 hours of initiation, unless delayed by parts ordering; promptly place and confirm supply orders to minimize downtime.
Notify the Property Manager immediately if a work order remains unattended within 24 hours of tenant initiation.
All repairs undertaken at the property must be completed in accordance with high-quality standards, utilizing appropriate materials, skilled workmanship, and industry best practices.
On-Site Communication
Notify the Property Manager upon arrival at the property for any assigned task.
Provide a follow-up notification upon task completion, confirming all work has been satisfactorily addressed.
Must follow the instructions and receive approval from the property manager before major repairs are done
Documentation
Capture clear before-and-after photos and videos of work areas for all completed tasks.
Upload documentation, including visuals, visit details, dates, repairs performed, and relevant notes, into the Yardi system to ensure accurate record-keeping.
Supply Management
Submit supply requests to the Property Manager for processing until direct ordering capabilities are established.
Proactively inform the Property Manager of low-stock items or supplies beneficial to have on-hand to maintain operational efficiency.
Assist in transitioning to independent ordering once an extended card is provided (details forthcoming).
Keeping the maintenance garage and areas organized, clean and documenting tool/equipment inventory
Will be responsible for inventory of repair parts and supplies
Security Protocols
Ensure garage doors and side doors remain locked when not in immediate use.
Follow additional instructions (to be provided) for securing the tool room, all equipment, the entire property and other designated areas.
Must ensure all vehicles, tools, and apartment units are secured and locked. Tools, riser rooms, garage, apartment units and vehicles should be secured when not in use, and all work areas must be locked including apartment units to prevent unauthorized entry
Qualifications
Having experience with HVAC, Plumbing, and/or Electrical is a big plus.
Great attitude, coachable, willing to learn, team player, great communication skills, professional, able to problem solve, able to adapt and wanting to grow.
Proven experience in general maintenance or a related field.
Ability to work independently and efficiently under an on-call schedule.
Strong attention to detail and proficiency in documenting work accurately.
Familiarity with property management software is a plus, though training will be provided.
Excellent communication skills for coordinating with the Property Manager and tenants.
Basic understanding of supply ordering and inventory management.
Commitment to maintaining a secure and organized work environment.
Working Conditions
Work will primarily take place on-site at The Reserve at Cool Springs, including residential units, garages, and common areas. Unless needing to pick up parts/supplies etc.
Must have reliable transportation and availability to respond within a reasonable timeframe including on-call on the weekends
