Project Manager
Overview
We are seeking a dynamic and dedicated project manager to join our affordable housing development firm. In this role, you will play a vital part in moving apartment projects through the development process, from land acquisition through construction. The hire will independently evaluate potential sites, coordinate due diligence responsibilities, manage escrow, obtain land approvals, analyze legal and loan documents, and support equity closing.
Responsibilities
Source and evaluate land for multifamily development
Identify off-market and marketed land opportunities, analyze location quality, zoning potential, access, utility availability, neighborhood context, and overall suitability for multifamily or mixed-use development.
Underwrite land feasibility and residual value
Perform financial feasibility analysis to determine achievable density, construction cost assumptions, projected rents, stabilized value, developer return thresholds, and maximum supportable land price.
Negotiate land pricing, terms, and purchase contracts
Lead negotiations with sellers, brokers, and landowners on price, due diligence periods, contingencies, extensions, closing timelines, and risk allocation to optimize deal economics.
Manage PSAs, escrow, and closing timelines
Oversee Purchase & Sale Agreements from execution through closing, track deadlines, manage earnest money deposits, coordinate extensions or amendments, and ensure all contractual obligations are satisfied.
Review surveys, title, and legal descriptions
Analyze ALTA surveys, title commitments, exceptions, easements, encroachments, access rights, and legal parcel descriptions to identify risks or constraints affecting development feasibility.
Analyze zoning, entitlements, and CEQA requirements
Evaluate allowable density, height, setbacks, parking requirements, overlay zones, and entitlement pathways; determine CEQA strategy and environmental review requirements to assess timeline, risk, and approval probability.
Coordinate entitlement strategy with attorneys, planners, and consultants
Manage land use attorneys, architects, civil engineers, and planning consultants to advance entitlement approvals, prepare submissions, respond to agency feedback, and support public hearings or community engagement.
Assist with public funding, grant, and LIHTC applications
Support preparation of applications for public subsidies, affordable housing grants, and LIHTC or bond financing by assembling project narratives, budgets, scoring exhibits, and required documentation.
Support equity diligence and closing
Assist equity partners with underwriting requests, data room organization, financial model updates, legal document review, and satisfaction of closing conditions.
Handle ad hoc real estate and development-related tasks
Provide flexible support across acquisitions, development, finance, and transaction execution, including research, modeling, consultant coordination, and problem-solving as needed.
Qualifications
1+ years of professional experience (real estate background helpful but not required)
Bachelors degree in real estate, business administration, or related field
Strong ability to learn quickly, absorb new concepts, and operate with limited initial guidance
High responsiveness and reliability — prompt email communication and follow-through on tasks
Strong organizational skills and ability to manage multiple deadlines without dropping details
Occasionally willing to travel to different California cities for presentations to City Councils/Planning Commissions
Comfort handling ambiguity, ad hoc requests, and shifting priorities
Solid written and verbal communication skills
Proficiency in Excel and Google Workspace (Docs, Sheets, Drive) or willingness to get up to speed fast
Strong attention to detail and ability to catch mistakes before they become problems

Pay: $65,000.00 - $75,000.00 per year
