Job Title: SuperintendentJob Summary:This position will lead and manage the on-site construction teams and oversee all work on-site for one or of construction projects. The superintendent will be responsible for orderliness on-site and ensure compliance with safety regulations. Manages all trades and daily activities related to the project. Engages and communicates effectively with design professionals, consultants and customers and effectively directs all subcontractors and other construction personnel in planning, coordinating, and safely executing work within the scope of the contract, budget and schedule. You will ensure quality standards are met, and all equipment and materials are available on-site at all times. You will liaise with inspection authorities regarding approvals.Supervisory Responsibilities:Responsible for directing and managing trades, sub-contractors, on-site work equipment, and visitors to maximize efficiency, production, and safetyCoordinate and maintain construction schedules to ensure projects are being completed on time and according to drawings and specsCreate schedules for workers and subcontractorsCreate cost estimates for labor, supplies, materials, and other project costsMake changes in the operation as necessary to best meet construction deadlinesDuties/Responsibilities:Source, manage and inspect the work of trades and subcontractorsMaintain a daily log for the job site's operations, reporting to management as necessaryUnderstands project scope and executes company processes, policies, and procedures accuratelyComply with safety and building codes as well as legal requirements and statutory reporting Provides updates of project timetables, budget, and deliverables to internal stakeholdersEnforces the organization’s safety policies in accordance with OSHA and also by establishing a climate that emphasizes safety on the job for the entirety of the projectMonitoring and ensuring on-site safety compliance, cleanliness, and orderlinessObtains and monitors all permits, building certificates, and city inspections and become familiar with all local building enforcement procedures, in accordance with standard operations procedureMaintain a good working relationship with all subcontractors, and the property management team, develop good community relations with local civil and government offices, utility, vendors, and other businessesTrack and report project activities, managing the schedule and conditions of project timeline to avoid unnecessary overtime and cost over-runIdentify problems early and act immediately to provide solutionsCoordinating and overseeing all work on siteAttending production meetingsReviewing and becoming familiar with the schedule and budget, and ensuring adherence to these. Ensuring quality standards are metPlacing orders for materials, and is responsible for equipment and materials on siteFollowing the project timeline to ensure deadlines are metMaintaining records for site personnel such as daily field reports, field orders, and RFIsLiaising with inspection authorities regarding approvalsRequired Skills/Abilities: Knowledge of OSHA safety regulations and PPE proceduresAbility to conduct accident investigations and safety inspectionsProficient written and oral communication skills according to skill requirementsPossess strong computer skills, able to read, write, and comprehend written instructional documentsAbility to function well in a high-paced and at times stressful environmentAbility to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimalsAbility to compute rate, ratio, and percent and to draw and interpret bar graphsAbility to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volumeAbility to apply concepts of introductory algebra and geometryProficient Microsoft Office productivity suite Experience in managing large or multiple facilitiesEducation and Experience:High school diploma or equivalentAt least five (5) years of related experience requiredConstruction Management degree or related field preferred Proficient with scheduling software, and CAE and CAD applicationsProficient with the reading CAD or design documents and diagram Proficient with taking and uploading digital photographsBlueprint knowledgePhysical Requirements: Prolonged period of standing, bending, reaching, and working with handsProlonged periods of sitting at a desk and working on a computerOccasional periods of prolonged exposure to loud noises Ability to lift up to 75 pounds at timesAbility to stand, walk, and reach with arms and hands as necessary Ability to hear and see to position and safety requirement levels Occasional exposure to elements such as heat, cold, noise, dust, dirt, and chemicalsSpecial Qualifications/Requirements: Must be able to successfully pass as required a federal, state, or local government's background investigationValid state driver's license Disclaimer:The responsibilities and qualifications outlined above are intended to describe the general nature and level of work performed by those in this position.
