Role: Facilities Technician Job Type: 3 months contract-to-hire Location: Andover, MA 01810 Work Shift: 3rd Shift: Tuesday to Saturday, 11pm-7:30am Interview: 1-hour virtual Teams panel (HM, Supervisor, Management Team, Technician). Significant hands-on technical work is required in a life sciences environment. Candidates should be familiar with Building Automation Systems (BAS), Computerized Maintenance Management Systems (CMMS), and blueprint reading. Participation in on-call rotation and emergency response is required.Candidate qualities:More of an admin-type technician role with significant computer work.What your day-to-day will look like:Monitor and adjust refrigeration, HVAC, centrifugal chillers, cooling towers, VAV systems, heat exchangers, chilled water, boilers, ventilating systems, hot water heaters, pumps, valves, piping, filters, electrical systems, and emergency backup systemsRespond to system alarms, troubleshoot issues, and take corrective actionRecord readings, complaints, maintenance activities, and follow-up actions in the CMMS databaseAnalyze system operations, determine causes of malfunctions, and implement solutionsPerform preventive maintenance on building and critical system equipmentInstall, repair, and rebuild HVAC units, pumps, motors, air compressors, heat exchangers, piping, valves, filters, seals, bearings, hot water systems, and associated controlsInspect, repair, and maintain electrical controls, switching systems, and motor controlsAssist technicians and operators with major repairs and maintenance tasksEnsure safe handling of refrigeration and compressed gases and comply with hazardous material handling policiesMaintain accurate records of materials, labor, and work ordersKeep work areas clean and return tools and unused supplies to proper storage locationsReport equipment conditions, supply shortages, and maintenance concerns to management/supervisorsMaintain compliance with company audit requirementsCheck CMMS for new service requests and respond promptlyResponsible for alarm follow-up during on-call scheduleRequired Knowledge, Skills and Abilities:Active Massachusetts Refrigeration Technician LicenseHigh school diploma or equivalent2 years of related trade schooling or equivalentMinimum 3 years of HVAC/mechanical systems experienceStrong HVAC and refrigeration troubleshooting skillsKnowledge of OSHA standards and local building codesProficiency with Microsoft Office, Outlook, and computer-based systemsUnderstanding of refrigeration systems including walk-in coolers, environmental chambers, and ice machinesAbility to read and interpret mechanical blueprints and schematicsSkilled in operating electric hand tools and technical equipmentValid driver’s licenseAbility to work in confined spaces and on building roofsAbility to frequently bend, twist, reach, and lift up to 50 lbsEffective oral and written communication skillsWillingness to participate in on-call rotationPreferred Qualifications:Massachusetts Refrigeration Contractor LicenseEPA certification for handling refrigerantsExperience with centrifugal chillers and cooling tower systemsKnowledge of BAS and CMMS systemsExperience with VAV systemsExperience with commercial boiler systemsBackground in commercial or industrial building maintenanceKnowledge of HVAC energy conservation practicesExperience with emergency power and backup systems
