Mobile Home Park Part-Time Manager

Job Summary: We are seeking a responsible and motivated individual to manage a Manufactured Housing Park on a part-time basis (15 - 30 hours per month or as needed to get work done). This role offers flexible hours that while providing valuable experience in property management. The ideal candidate will have strong organizational skills, attention to detail, and excellent communication abilities. Spanish fluency is beneficial but not required. Compensation is up to $26/hr. Key Responsibilities: Payment Management: Deposit checks received via Rent Manager (RM) and at the bank. Post all payments to the tenant ledger on the day of receipt to maintain accurate financial records. Property Visits & Tenant Interaction: Visit the property weekly to assess its condition, address any issues, and engage with tenants to foster a positive community atmosphere. Introduce yourself to new tenants and maintain open lines of communication with existing tenants. Vacancy Management: Manage the process of filling vacancies by distributing applications to prospective tenants. Screen applications and conduct tenant onboarding to ensure compliance with park rules and regulations. Rule Enforcement: Conduct regular sidewalk audits to ensure compliance with park rules and regulations. Issue rule violation notices to tenants as needed. Rent Collection & Eviction Process: Contact late-paying tenants to collect overdue rent. Coordinate with legal representatives to initiate and manage the eviction process for tenants whose notices have expired. Common Area Maintenance: Clearing snow - operating Skid-Steer (potential to hire out). Mowing common area lawn (preferred). Various other light maintenance projects. Qualifications: Strong organizational and time-management skills. Ability to work independently and make informed decisions. Excellent communication and interpersonal skills. Basic understanding of property management or willingness to learn. Reliable transportation for weekly property visits.
