Construction Management Representative (CMR) Qualifications
Job Description:
We are seeking a highly qualified On-Site Construction Management Representative (CMR) to join our team. The ideal candidate will have extensive experience in managing construction projects, particularly in public facilities and coastal environments. The CMR will be responsible for overseeing and documenting contract performance, ensuring adherence to construction plans and specifications, and facilitating project meetings. This role requires a blend of technical expertise, physical stamina, and ethical integrity to ensure successful project execution. Experience working with NPS is preferred.
Key Responsibilities:
Project Oversight: Manage and oversee construction projects on-site, ensuring compliance with contract requirements, plans, and specifications.
Documentation: Observe, document, and confirm conformance to construction contracts. Evaluate and document scope changes, cost estimates, and project progress.
Technological Utilization: Use CM software management programs, Microsoft Office Suite (Word, Excel, MS Project, MS Teams), Adobe PDF, and other relevant software for project management and communication.
Meeting Facilitation: Organize and lead weekly progress meetings, providing detailed and accurate meeting minutes.
Inspection and Safety: Conduct pre-inspections, inspections during construction, and post-inspections, ensuring adherence to OSHA safety standards and other applicable building codes and safety regulations.
Physical Tasks: Perform site visits involving walking, climbing, bending, and accessing all areas of the construction site, including using stairs, scaffolding, ladders, and lifts.
Ethical Compliance: Maintain ethical standards in line with FAR Part 3, ensuring no conflicts of interest and safeguarding procurement-sensitive information.
Required Qualifications:
Education: Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field.
Experience: Minimum of 3 years of experience as a Construction Management Representative on projects of similar scope, magnitude, and complexity, with specific experience in public facilities and coastal environments.
Technical Skills:
Proficiency in reading, interpreting, and understanding construction contracts, plans, and specifications.
Strong knowledge of construction practices, cost estimating, and project scheduling.
Ability to evaluate and document contractor proposals and payment requests.
Technological Skills:
Competence in using CM software management programs, Microsoft Office Suite, Adobe PDF, and other relevant tools.
Ability to facilitate and document virtual meetings using MS Teams.
Physical Abilities:
Capable of performing physical tasks associated with on-site inspections, including walking, climbing, bending, and accessing various site locations.
Certification: OSHA 30-hour construction safety training certification.
Additional Requirements:
Resume Submission: The CMR’s capabilities must be captured in a resume, not exceeding three pages
Project Experience: Document a minimum of three and a maximum of three projects of similar size and scope that the CMR successfully completed, with at least one project in a coastal environment.
Customer References: Provide customer references, including contact information (phone number and email address), who can corroborate and speak to the CMR’s performance on these projects.
