This rolerequires both strong maintenance and customer service skills to ensure the overall upkeep of the propertyand that all physical aspects meet applicable laws and the company's established standards.Responsibilities include troubleshooting and repairing various systems and components throughout theproperty and apartments, including plumbing, electrical, HVAC, carpentry, appliances, painting, anddrywall.Work may be performed under the direction of the Maintenance Engineer or Property Manager. Thisposition operates within and supports an environment that complies with Fair Housing laws.RequirementsTroubleshoot work orders daily for residents prioritizing the service requests and ensuring they are completed in a timely fashion. Prepare vacant units for new residents ensuring that the unit meets the company standards/checklistMaintain the exterior grounds of the property and conduct seasonal duties such as clean up or pool maintenance. Conduct walk-through of the entire property to ensure everything is in working order; if not, take the appropriate steps for documenting and correctionPrepare for inspections under the direction of the Maintenance Engineer or Property ManagerSchedule outside contractors for projects, if necessary under the direction of the Maintenance Engineer or Property ManagerClean and supply designated building areas (dusting, sweeping, vacuuming, mopping, cleaning ceiling vents, restroom cleaning etc.) as neededSchedule and execute annual inspections needed on the property as needed, including but not limited to fire extinguishers, life safety systems, elevator, and any other annual inspections required by the city or stateAttend staff meetings and complete virtual trainings as required or requestedOther responsibilities as assigned by Maintenance Engineer or Property ManagerQualifications & CompetenciesHVAC experience required, HVAC certification is a plusExcellent written and verbal communication skillsExperience with Microsoft Office productsExcellent time management and problem-solving skillsAbility to read and write English, follow verbal instructions, and use simple mathHigh School diploma or equivalentStrong personal skills to interact with tenantsAt least 1 year of residential Maintenance experienceValid driver's licenseBenefitsHourly Rate: $23-$25 per hourBenefits: Comprehensive benefits package including medical, dental, and vision insurance, 401(k) with employer match, and paid time off (PTO)Physical demands: Walking, standing, sitting, crouching, crawling and climbing are necessary throughout the day. May be exposed to various weather conditions when working on the exterior of the property. It may be necessary to lift weights up to 100 pounds. It is essential to be safety- conscious as there is exposure to moving mechanical parts, fumes/airborne particles and risk of electrical shockPosition type and expected hours of work.This position is non-exempt and is eligible for overtime. The scheduled hours for each shiftwill be 8 hours.
