Director of Project Management Position SummarySummit USA Properties is seeking an experienced and highly motivated Director of Project Management to oversee and lead capital improvement projects across our New York City portfolio, including a Class A office building, and two hotel properties undergoing major renovations.This leadership role will be responsible for managing projects from planning and design through construction and closeout, with a strong emphasis on Local Law façade compliance, office buildouts, hotel renovations, infrastructure upgrades, and tenant improvement initiatives.The ideal candidate will possess extensive experience navigating the New York City Department of Buildings (DOB), including filings, permitting, inspections, and regulatory approvals. This individual must also demonstrate exceptional expertise in contract negotiations, budgeting, vendor management, and project execution within complex occupied properties.Key ResponsibilitiesLead and manage capital projects across Summit USA Properties’ NYC portfolio, including Class A office building and hotel assets undergoing renovation.Oversee Local Law façade restoration and compliance projects, ensuring adherence to all NYC regulatory and inspection requirements.Manage office buildouts, tenant improvement projects, lobby renovations, infrastructure upgrades, and hotel renovation initiatives. Coordinate architects, engineers, contractors, expediters, consultants, and vendors throughout all phases of construction.Navigate NYC DOB processes including filings, permits, approvals, inspections, and project closeouts.Develop and maintain project schedules, budgets, and reporting for multiple concurrent projects.Lead complex contract negotiations with general contractors, subcontractors, architects, and service providers to secure favorable commercial and operational terms.Review construction drawings, specifications, bid packages, and scopes of work to ensure alignment with ownership objectives.Ensure projects are completed on schedule, within budget, and in compliance with all safety standards and building regulations.Collaborate closely with property management, ownership, hotel operations, and tenants to minimize operational disruption during construction activities.Provide regular executive-level reporting on project status, financial performance, risks, and timelines.Identify opportunities for cost savings, operational efficiencies, and process improvements across the project management function.Support construction and development projects within the retail portfolio, including base-building improvements and initiatives.Reports directly to the CEO. Manages a portfolio of external project teams including architects, general contractors, engineers, and specialty consultants.QualificationsMinimum 5+ years of experience managing capital projects in New York City.Extensive experience with NYC Local Law façade projects and DOB permitting/filing processes required.Strong background managing Class A office building projects and hospitality renovations preferred.Proven expertise in contract negotiations, procurement, and vendor management.Working knowledge of building mechanical, electrical, and plumbing (MEP) systems, including HVAC, boilers, steam distribution, electrical distribution, fire suppression, and plumbing infrastructure, with the ability to review scopes of work, evaluate contractor proposals, and oversee system-related capital improvements.Demonstrated success managing multiple large-scale projects simultaneously within occupied properties.Strong financial and operational acumen with experience managing project budgets, forecasting, and cost controls.Exceptional leadership, communication, organizational, and problem-solving skills.Proficiency with project management software, scheduling platforms, and Microsoft Office Suite.EducationBachelor’s degree in Construction Management, Architecture, Civil Engineering, or a related field – required.PMP (Project Management Professional) certification or equivalent – strongly preferred.Work Environment & ScheduleFull-time, on-site position based at 444 Madison Avenue, New York, NY, with regular active site visits across the portfolio in New York.Standard business hours with flexibility required to meet project deadlines.Preferred SkillsEstablished relationships within the NYC construction, architecture, engineering, and regulatory communities.Experience managing projects within luxury hospitality and commercial office environments.Ability to operate effectively in a fast-paced, deadline-driven environment.Strong decision-making capabilities with a proactive and solutions-oriented approach.Compensation & BenefitsSummit USA Properties offers a competitive compensation package including salary, performance bonus opportunity, comprehensive benefits, paid time off, and professional development opportunities.Equal Opportunity EmployerSummit USA Properties is an equal opportunity employer and does not discriminate on the basis of race, color, religion, sex, national origin, age, disability, veteran status, or any other characteristic protected by applicable federal, state, or local law.
