Sr Property Manager Lease Accountant
Responsible for administration of all leases, ground and tenant, associated with wireless communications towers and real estate assets in various states. Enters and manages all the leases in the operational database and the accounting system including economic parameters, critical dates, rent escalations, lease abstractions, and ensures accuracy, completeness, and compliance of each lease. Provides customer service in a wide variety of property management activities and resolves issues as they pertain to each asset. Documents, tracks, and administers the day-to-day management of each asset, ensuring maximum profitability, regulatory compliance, and asset protection.Duties and Responsibilities (Other duties may be assigned)Abstracts all new leases, amendments, renewals, and termination agreements and enters these agreements in the accounting and operational systems.Instructs Accounts Payable in vendor set up for landlords and recurring payments, including rent escalations, terminations and error correction.Ensures tenant rent payments are received and paid accurately assisting cash applications and collections.Prepares and mails appropriate notices for commencements, reconciliations, renewals and general correspondence.Performs account reconciliations for both landlords and tenants.Resolves landlord and tenant issues for assigned sites promptly with the highest level of customer service with both internal and external customers capturing details in the ticketing system.Prepares property tax reimbursements to landlords through our 3rd Party Vendor.Prepares tenant rent invoices.Manages shared utilities and process necessary bill back opportunities to carriers.Uploads documents in document management system.Assists Controller, SVP Property Management and Financial Operations and Director in month end close process and annual audit.Skills/Abilities:Language - Ability to read, analyze, and interpret general business contracts, professional journals, technical procedures, or governmental regulations.Ability to effectively present information and respond to questions from groups of managers, clients, and customers.Math - Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, and apply concepts of basic algebra.Reasoning - Ability to define problems, collect data, establish facts, and draw valid conclusions.Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.Computer Skills - Knowledge of Microsoft Word; Microsoft Excel; Timberline or similar Accounting system; Internet Explorer; ticketing systems and databases.Experience:Bachelors' Degree in related field orHigh School Diploma with four years related experience and/or training; or equivalent combination of education and experience.
