Project Manager Knowledge and Experience Requirements:
College degree with 5-10 years in Multi-Family Construction

- Technology Literate- Procore experience preferred.
Project Manager Responsibilities (not limited to):

Advocate safety as number one priority on the jobsite and enforce compliance with company/ jobsite safety plan, policies, and all safety-related regulations
Estimate conceptual, design development, and guaranteed maximum price
Coordinate bid process including bid solicitation, analysis, and evaluation
Create snapshot each month on Procore budget
Review and assist with owner contract exhibits
Value engineering
Submit monthly job status report
Review and approve subcontractor cost estimates
Negotiate/prepare subcontracts and purchase orders
Responsible for overall project quality, budget, and schedule
Train Office Engineers and Project Engineers per ANDRES Expectation documents/processes
Provide a positive work environment to allow for employee growth and well-being
Develop and maintain excellent Owner/architect relationships/Client Satisfaction
Overall responsibility for successful completion of project
Ensure RFIs / Submittals are answered and submitted in a timely manner that aligns with the project schedule
Create CPM schedule and review with Superintendent weekly
Process invoices
Ensure field staff are following processes in place (i.e. inspections, closing SiteAware issues, taking DroneDeploy pictures, etc.).
Participate in VDC coordination process
Coordinate with Human Resources/Operations on team member re-assignments
Implement Lean Construction practices
Make sure team is collaborating/coordinating workflow
Host weekly team meetings
Share knowledge (best practices and lessons learned) on the ANDRES Forum
Implement Lean Construction processes and seek consistent improvement/the elimination of waste
Physical Requirements and Work Environment:
Must walk the construction site frequently
Able to operate within paperless networking environment
Able to physically negotiate the hazards of a construction work site (i.e. uneven surfaces, floor openings, heights, climbing, etc.)
Office in jobsite trailer with other members of project team
