Maintenance Technician - Hillsborough County Area

Job SummaryThe Maintenance Technician position is responsible for performing high-quality, cost-effective maintenance work within single family rental homes owned by the company, providing excellent customer service to residents, and follow all company operational and safety policies, processes, and procedures. This is an important, resident-facing role at Invitation Homes with daily interaction with the company's customers. This position is assigned a company vehicle and will travel between homes in a geographic region, delivering timely and professional maintenance service to residents.Essential Job Duties and ResponsibilitiesMaintenance Technician duties include:Promptly and professionally complete maintenance service requests across multiple trade categories (e.g., electrical, plumbing, swimming pool, carpentry, sheetrock, exterior structural, HVAC (minor), and appliances)Provide excellent customer service and promote a quality living experience for all residentsComplete ProCare visits throughout resident's lease term to perform proactive maintenance and repairs in order to reduce future reactive maintenance service requestsProvide continuing education to residents regarding important maintenance topics such as resident maintenance responsibilities, resident bill backs, no-show charges, etc.Complete general property condition assessments (\"GPCA\") at all property visits and submit alerts to property management for items that require immediate attentionReview and use Technician-specific reports/scorecards to identify opportunities for improvementPerform repairs to vacant properties while they are on-the-market or during the turn processProperly utilize and care for company-supplied tools, materials, and vehiclesPerform other duties as assignedEducation and/or ExperienceEducation: High School diploma or equivalentExperience: Minimum one year of previous experience in property management maintenance, other building maintenance or related experience is requiredSkills/Specialized KnowledgeSkills: Broad knowledge of residential construction and mechanical systems and ability to perform general residential maintenance workKnowledge: Knowledge and experience in making repairs in the following: plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC (minor) and appliancesCustomer Service: Excellent customer service and interpersonal skills; ability to relate to others and defuse situations involving angry or difficult peopleOrganization: Strong organizational and time-management skills; ability to set, manage and consistently meet goals and deadlinesCommunication: Ability to read, write and understand English proficiently, multi-lingual a plusTechnology: Ability to use mobile devices (i.e. iPad and/or iPhone) and various mobile applicationsCommunication: Professional verbal and written communication skills; ability to effectively communicate with a diverse workforceMath: Ability to perform basic mathematical functionsProblem-solving: Ability to make quick and effective decisions and analyze and resolve problemsAdaptability: Ability to work in a fast-paced, ever-changing environment; must be adaptable and flexibleConfidentiality: Ability to maintain confidentialityDriving: Ability to drive an automobileLicenses or CertificationsRequired: Current driver's license and automobile insurance requiredPreferred: OSHA 10, EPA Certification, Type I and II, HVAC Certification, CPO certification (pool)Other RequirementsWork Schedule: Ability to be at work on a regular and consistent basis; Overtime may be required for this position.Appearance: Must maintain professional appearance and comply with prescribed uniform and appearance policySafety: Must comply with all safety regulations, including the use of personal protective equipment (safety googles, gloves, mask, etc.) when directed and/or appropriateAvailability: Ability to perform limited work on weekends and traditional holidays as neededTools: Must provide basic hand and power toolsTravel: Extensive travel within assigned portfolio requiredPhysical and Mental DemandsMovement: Standing, walking, and/or sitting for extended periods of timeManual Dexterity: Frequent climbing, reaching, and use of fingersStrength: Moderate stooping, kneeling, crawling, pushing, pulling, lifting, talking, and hearingRepetitive Motion: Sustains substantially recurring movement to fingers, hands, wrists, legs, and feetLifting: Ability to lift and/or move an excess of 50 pounds or moreEquipment: Ability to use standard maintenance equipmentOperation: Ability to operate assigned equipment and vehiclesCommunication: Ability to verbally communicate to exchange informationWork EnvironmentLocation: Indoor and outdoor field environmentConditions: Exposure to atmospheric conditionsTravel: Travel from site to siteSurfaces: Work and/or walk on various types of surfacesSalary RangeThe salary range for this position is: $19.11 - $33.13, plus individuals may be eligible for an annual discretionary bonus.
