We also offer company-provided short-term disability, an employee assistance program, and a wellness program.Position OverviewThe Loan Opener is responsible for ordering additional documentation from third parties as needed on all loan files prior to handing the loan over to the loan processor. The Loan Opener is also responsible for reviewing and producing disclosures and delivering the documents to consumers. The Loan Opener works directly with loan officers, loan officer assistants, and processors.Job ResponsibilitiesConfirm all information in the loan file is accurate and complies with both compliance and company policy.Request services and verifications.Request updated Homeowner’s Insurance Policies from insurance agent.Order title reports, appraisals, tax transcripts from IRS, etc.Verify rental payments, deposited funds, mortgage payment history from current lender, and 2-year work history from employers.Order subordination agreements if borrower has two mortgages and only one is being paid off.Order condominium documentation.Prepare disclosures and re-disclosures within 3 days of application or Change of Circumstance.Verify accuracy of fees to mitigate TRID and RESPA violations.Upload Disclosures to Encompass.Review Compliance Review, revise any changes to obtain a pass.Review for HPML, Safe Harbor and Rebuttable Presumption.Answer Disclosure emails timely and accurately.Communicate with all partners including Sales, Processing, Closing and Underwriting as needed.Qualifications And SkillsHigh school diploma or equivalent.A minimum of 1 year of origination experience.Experience collecting and analyzing borrower income and negotiating.Excellent communication skills.Proficient in standardized software applications, including Microsoft Office Suite (i.e., Word, Excel, PowerPoint and Outlook).This job description is intended to convey information essential to understanding the scope of the job and the general nature and level of work performed by job holders within this job.
