In this role, you’ll be a key part of creating a vibrant, well-run community where neighbors feel valued and at home. You’ll work alongside the Community Manager to drive leasing, deliver exceptional resident experiences, and help maintain a property that stands out in the Covington market.The ideal candidate brings multi-family leasing and management experience, thrives in a fast-paced environment, and has a genuine desire to grow into a leadership role. If you’re self-motivated, communicative, and passionate about building community — we want to hear from you.Position ObjectiveMaintain and increase occupancy for the property by creating community and delivering genuine value for our neighbors.What We’re Looking ForSelf-motivated and self-directed with a drive to exceed goalsStrong verbal and written communication skillsAbility to develop into a team leaderSafety-conscious and able to work well under pressureGenuinely people-focused with a passion for building community Key ResponsibilitiesLeasing & MarketingConvert telephone inquiries into property visits, maintaining a call-to-show ratio of at least 65%Guide prospects through apartment tours using relationship-based selling; target a deposit-to-show ratio of 50% or higherFollow up with prospects and manage daily traffic logs in the property softwarePrepare and walk model units daily to ensure show-ready presentationConduct quarterly competitor visits and complete weekly market surveysSupport outreach marketing by connecting with local businesses in the Covington communityManage and grow the property’s presence on Facebook, Instagram, and other social platformsMonitor and respond to online reviews to maintain a strong digital reputationAssist in resident retention by contacting residents on the renewal expiration report each month Lease Administration & Resident RelationsProcess lease applications, conduct required screening and reference checks, and ensure all files are accurate and completeConduct move-in inspections and review welcome packets with new residents promptlyEnter daily resident relations notes and prepare service requests in the property management systemAddress resident concerns including rent payments, maintenance requests, and neighbor matters professionallyAssist with community newsletters, promotional flyers, and resident eventsAttend all resident events (advance approval required for any absence) Accounting & ComplianceCollect, record, and deposit daily rental payments, application fees, and security depositsAssist in preparing weekly and monthly financial reportsSupport timely legal action for evictions when necessaryComplete initial and annual Fair Housing training and all assigned online training on schedule Requirements & QualificationsHigh school diploma or GED required; two years of college preferredTwo or more years of related experience in multi-family property management or leasingStrong verbal and written communication skills with residents, staff, vendors, and leadershipProficiency in Microsoft Word, Outlook, and Excel; Yardi Voyager experience is a plusAbility to work effectively under pressure and manage competing priorities About LMSLMS is a vertically-integrated multifamily real estate firm with over 20 years navigating the Southeast market.
