Job Title: Construction Project ManagerJob DescriptionThis role oversees commercial construction projects from initiation through closeout, with typical project values ranging from approximately $250,000 to $750,000. The Construction Project Manager leads scheduling, coordination, and communication among project teams, owners, architects, and subcontractors to ensure projects meet scope, schedule, quality, and customer expectations. The position focuses on tenant improvement and medium-sized commercial projects, particularly within medical office environments.ResponsibilitiesManage construction projects from start to finish, typically ranging from approximately $250,000 to $750,000 in value.Assist the project team in developing, maintaining, and executing detailed project schedules, including milestones and critical paths.Coordinate closely with project teams, subcontractors, and other stakeholders to keep work on schedule and aligned with project goals.Communicate clearly and precisely with team members, owners, and architects to provide updates, address issues, and align expectations.Oversee and execute punch list completion in accordance with the project schedule and customer expectations.Read, interpret, and fully comprehend project drawings and specifications to guide field operations and decision-making.Ensure all trades working on site have the most current drawings and documentation available at all times.Complete thorough daily logs, including written documentation and supporting photographs, to record project progress and site conditions.Follow established organizational processes and reporting requirements, including risk mitigation measures and documentation standards.Support change order processes by coordinating with general contractor teams, tracking scope changes, and helping to maintain updated schedules.Provide construction supervision on site as needed, ensuring work meets quality, safety, and specification requirements.Build and maintain strong working relationships with subcontractors, fostering collaboration and effective problem-solving.Proactively identify and resolve complex project issues, coordinating with internal and external stakeholders to keep projects on track.Essential SkillsMinimum of 5 years of direct construction management experience.Proven ability to manage commercial construction projects from initiation through completion.Experience with tenant improvement and medium-sized commercial projects, preferably including medical office buildouts.Strong construction management skills, including planning, scheduling, and coordination.Ability to read and fully comprehend project drawings and specifications.Experience working with or for a general contractor and providing construction supervision.Demonstrated experience with project scheduling, including milestones and critical path management.Ability to execute and manage change orders and adjust schedules accordingly.Strong communication skills, with the ability to provide precise, clear information to team members, owners, and architects.Strong documentation skills, including accurate daily logs and photo documentation.Demonstrated ability to solve complex problems in a construction environment.Proven ability to build and maintain effective working relationships with subcontractors and project partners.Additional Skills & QualificationsDegree in a relevant field is beneficial but not required; equivalent experience gained by progressing from field engineer or similar roles is valued.Experience with commercial construction in central Iowa or similar markets.Experience in tenant improvement projects for medical offices is preferred.Familiarity with organizational processes for risk mitigation and project reporting.Ability to thrive in a fast-growing, team-oriented environment that values long-term employee development.Comfort working both in an office setting and on active construction sites.Work EnvironmentThe position follows a Monday through Friday schedule, typically from 8:00 a.m. to 5:00 p.m. The office is located in a downtown setting, but most time will be spent on jobsites within central Iowa. Projects are primarily tenant improvement work for medical offices, typically in the half to quarter million dollar range, offering exposure to a variety of commercial interior buildouts.
