Project Manager – SRO Stabilization Initiative (6-Month Engagement)
About the Role
ReLISTO is seeking a skilled and hands-on Project Manager to lead a six-month stabilization initiative across two Single Room Occupancy (SRO) properties in San Francisco. This is an ideal role for an experienced operator—someone with at least 3 years of project management experience who thrives in complex environments, earns trust on the ground, and builds systems that drive lasting results. You’ll be responsible for conducting on-site discovery, engaging stakeholders, designing operational frameworks, and implementing improvements in partnership with staff and vendors.
Key Responsibilities
Operational Stabilization
Conduct a respectful, comprehensive assessment of staffing, building conditions, safety, compliance, pest activity, and daily operations
Develop and deliver a clear Stabilization Plan with defined priorities, timelines, risk assessments, and actionable recommendations
Systems & SOP Development
Create concise, practical Standard Operating Procedures (SOPs) for cleaning, unit turnover, maintenance, inspections, guest interactions, and rule enforcement
Define staff roles and responsibilities to promote clarity, accountability, and consistency
Design user-friendly training materials tailored to on-site staff needs
Integrated Pest Management (IPM)
Lead the implementation of a measurable IPM program using a structured Assess → Monitor → Plan → Treat → Evaluate → Prevent approach
Coordinate with vendors, document progress, and continuously refine the strategy based on results
Security & Access Control
Establish and support consistent, fair rule enforcement and guest behavior workflows
Take administrative ownership of access control systems (fobs, cameras, entry protocols)
Preventive Maintenance
Develop preventive maintenance plans for plumbing, electrical, mechanical, and life-safety systems
Identify major failure risks and implement mitigation strategies proactively
Staff Training & Performance Management
Train on-site teams on all newly implemented procedures and systems
Monitor performance, provide feedback, and elevate concerns where appropriate
Compliance (SRO & Regulatory)
Manage SRO-specific compliance requirements including documentation, inspections, signage, and reporting
Maintain up-to-date compliance binders and centralized communication boards
Budget & Risk Management
Operate within a defined budget, supporting financial modeling and allowable charge frameworks
Maintain a Risk Register and track mitigation strategies through resolution
