Job DetailsDescriptionCivil Preconstruction ManagerSummaryBenderson Development is seeking a talented Civil Preconstruction Manager to join our team in Buffalo, New York. The selected candidate supports the civil projects with technical expertise on site cost estimates, negotiate contracts and change orders. This position works under the supervision of a civil project manager to solicit bids and obtain agreements with sub-contractors. Working directly with the estimating team for cost estimates and quantity take-offs.PreconstructionPrinciple Responsibilities and DutiesAssist the civil project Manager (PM) in soliciting project bids, including developing scopes of work, contacting contractors for pricing, summarizing and reviewing bids, and comparing itemized scopes to project estimates.Support the civil PM in preparing bid summaries, drafting subcontracts, and performing other construction administration tasks.Assists the civil project manager in ground up site development, ground water, utilities, parking lots, road, and earthwork development.Review construction plans to identify potential errors and omissions.Contribute to the development of logistical sequencing plans and maintenance and traffic management plans.Demonstrate an understanding of construction schedules and critical path methodology.Willingness to visit project sites and perform daily field tasks as needed.EstimatingAccurately prepare a detailed civil cost estimates of all aspects of proposed projects including but not limited to quantity takeoff, detailed cost estimate, line item, and subcontractor summary by division.Obtain, distribute, and manage plans or specifications as directed by the supervisor for proposed projects.Review the summarized budget with the supervisor.Maintain all unit prices and keep current in estimating programs and templates.Adjust unit prices in the system as the market adjusts the prices.Verify existing conditions of vacancies and incorporate found conditions into budget and estimates.QualificationsA two-year construction degree, Construction Related Degree, or equivalent combinations of technical training and/or related experience are preferred.A minimum of 2 years of experience in site civil development projects2+ years of commercial civil estimating experience required, preferably with a general contractor or developer.Analytical and problem-solving mentalityTeam player, self-motivated, gets along well with employees at all levels in the organization.Capability to plan, prioritize and multitask with meticulous attention to detail within time constraints.Strong and effective written and verbal skills.Possess a solid understanding of construction site safety and the ability to identify and address safety concerns.Strong Computer skills, Excel, Bluebeam, QTY take off programs.Self-motivated, Willing to learn, work as a team.Pay Range$75,000 - $85,000 annuallyPlease note that final offer will be dependent on geographic location, applicable experience and skillset of the candidate.Benefits401(k) matchingDental insuranceEmployee assistance programEmployee discountFlexible scheduleFlexible spending accountsHealth insuranceHealth savings accountLife insurancePaid time offReferral programRetirement planVision insurance
