COMMERCIAL PROPERTY MANAGER KENWOOD MANAGEMENT COMPANYKenwood Management Company, founded in 1997, is a local owner and manager of a 1.4 million square foot office and industrial portfolio stretching from Baltimore to Dulles Airport. We are headquartered in Bethesda, MD.Responsible for overseeing the day-to-day management of assigned properties. Key areas of responsibility include customer relations, tenant correspondence, property operations, lease and contract administration, financial management and budgeting. A commitment to delivering superior customer service is critical.Also responsible for assisting owners with lease analysis and modeling, including strong working Excel skills.Coordinate, schedule, monitor all life safety testing and repairs across Kenwood's portfolio. This will include, but not limited to, sprinkler systems, fire alarm systems, fire extinguishers, fire hydrants, security cameras, backflow testing, elevator tests, phone lines, infrared scans, roof anchors, and access control systems .FINANCIAL/LEASE ADMIN· Prepare annual budget for assigned properties. Solid knowledge of lease terms, including understanding the difference between NNN and full-service leases.· Assist with ensuring that all lease obligations are full-filled, and deadlines are met.· Attend management meetings to review monthly financial statements and operations. Review and ensure accuracy of annual tenant operating expense reconciliations. Review and approve invoices for assigned projects.· Generate excel spreadsheets to compare various lease alternatives· Assist owners with acquisition modeling and analysis.CUSTOMER SERVICE· Exhibit superior customer service skills.· 2-5 years commercial property management experience· Kenwood offers competitive salaries and a robust benefits program including, 401(k), medical, dental and vision insurance plans, education assistance, and mileage reimbursement.
