We would love to meet you.Position Overview |The Designer will work closely with the Architecture Principal and Interiors Principal to develop and execute high-end residential projects from early conceptual design through construction administration. This role requires a balance of strong design intuition, technical rigor, consultant coordination, and client communication.The ideal candidate is highly organized, proactive, detail-oriented, and capable of managing complex projects while maintaining a clear and cohesive design vision.Requirements |Professional degree in Architecture (Bachelor’s and/or Master’s)6+ years of experience in working documentation and project management for high-end single-family residential projects at a U.S.-based or equivalent architectural firmStrong design sensibility with the ability to develop planning and architectural concepts from schematic design through construction documentationExtensive knowledge of materials, furnishings, detailing, and construction methods related to luxury residential architecture and interiorsExtensive knowledge of building systems, zoning regulations, and local building codesExperience with projects in the City of Los Angeles, Malibu, Santa Monica, and/or Beverly Hills strongly preferredAdvanced experience coordinating structural, civil, MEP, landscape, and other consultantsProven ability to manage projects through permitting, plan check, and construction administrationExperience preparing and coordinating permit and construction documentation packagesStrong understanding of construction administration processes, including RFIs, submittals, shop drawings, and site coordinationAdvanced Revit proficiency requiredAdvanced Adobe Creative Suite and MS Office Suite skillsStrong graphic, verbal, and written communication skillsExcellent presentation and client-facing communication abilitiesAbility to mentor and guide junior designers and contribute to a collaborative studio cultureStrong organizational and time management skills with the ability to manage multiple deadlines and project prioritiesResponsibilities | Design Leadership & Project DevelopmentIn collaboration with the Architecture Principal and Interiors Principal, develop the overall design direction for projectsParticipate in office-wide design charrettes, conceptual studies, and pinupsTranslate conceptual sketches and loose design direction into cohesive architectural solutions and presentation materialsDevelop floor plans, site plans, elevations, renderings, and design packages for client presentationsMaintain design intent throughout schematic design, design development, and construction documentation phasesCoordinate conceptual and exterior rendering packages with visualization teamsProject Management & Consultant CoordinationMaintain project schedules, milestone deliverables, and internal deadlinesCoordinate engineers, consultants, and external resources through all phases of design and constructionManage consultant deliverables and integrate consultant drawings into architectural documentationLead communication with clients, consultants, and contractors throughout the project lifecycleProduce written team correspondence and maintain project documentation per LUNO Design Studio standardsTechnical DocumentationProduce complete, coordinated, and highly detailed permit and construction drawing sets with minimal oversightDevelop technical drawing packages for LADBS, City of Santa Monica, City of Malibu, and/or City of Beverly HillsCoordinate code compliance and jurisdictional requirements throughout project developmentDevelop project-specific details, wall sections, schedules, and specificationsEnsure all drawings align with LUNO graphic and technical standardsConstruction AdministrationManage construction administration efforts including RFIs, ASIs/SKs, submittals, shop drawings, and site visitsCoordinate with contractors and consultants to resolve field conditions and maintain design integrity during constructionReview shop drawings and construction submittals for compliance with design intentSupport clients through construction and final project deliveryTeam LeadershipAssign tasks, oversee work, and provide feedback to staff assigned to projectsMentor junior designers in technical development, design process, and project coordinationFoster a collaborative and design-focused studio environmentCompensation & Benefits |Competitive salary based on experience401(k) + employer matchingFlexible Time Off vacation policyHealth Care PlanOpportunities for professional growth and leadership within an emerging design studioPlease send your cover letter, resume and work samples to Hello@lunodesignstudio.com with the subject "Your Name | Architecture Project Designer"
