Title/Escrow Support

Job Summary We are seeking a Title/ Escrow Assistant to support high-volume title production for a busy title company. The ideal candidate has hands-on experience working with APNs (Assessor's Parcel Numbers), performing Date-Down Searches (DTD), and using TitlePoint to research, validate, and update title information. This role requires strong attention to detail, accuracy under deadlines, and familiarity with county recording and assessor systems. Key Responsibilities Conduct property title searches using APN, owner name, and legal descriptionUtilize TitlePoint (First American) to research: Ownership and vestingOpen liens and encumbrancesTax status and recorded documentsPerform Date Down (DTD) searches to identify any recordings since the last effective date, including: DeedsLiens and releasesJudgmentsLis pendensBankruptciesReview and reconcile APN discrepancies across assessor, recorder, and title systemsVerify legal descriptions and ensure correct parcel identificationAssist with clearing title issues and updating exceptions as neededMaintain compliance with underwriting and company standardsMeet production deadlines while maintaining a high level of accuracyCollaborate with escrow, closing, and post-close teams as needed Required Qualifications 2+ years of title industry experience (title search, title examination, or equivalent)Demonstrated experience working with APNsProven experience performing Date Down (DTD) searchesHands-on experience using TitlePoint Strong knowledge of: County recorder and assessor recordsDeeds, liens, judgments, and encumbrancesHigh attention to detail and strong organizational skillsAbility to manage multiple files in a deadline-driven environment Preferred QualificationsPrior experience with preliminary title reports or title commitmentsFamiliarity with high-volume or fast-paced title operationsTemp-to-hire interest or long-term availability Ability to pass Background, Drug Screen and if applicable Medical Screenings (i.e. Vision, Hearing, or Physical) if Required by Client.
