Technician, Maintenace

Position SummaryAll CRSS properties require an on-site supervisor who will take ownership to manage subordinates and/or perform preventive and continuing maintenance which includes custodial care of the physical property and buildings.Overview and Responsibilities• In depth knowledge of heating systems, boilers, and refrigeration system- HVAC, ability to identify leaks, change belts, parts, troubleshoot electrical and mechanical, chillers, commercial kitchen equipment, residential units 5-10 ton and commercial units 10 ton +. Analytical expertise with experience in automated building controls, i.e. Tracer/Trane, etc.• Maintain charged cell phone for emergency contact response at all times.• Perform periodic inspections of buildings and grounds to determine need for repairs and clean-up.• Use work order systems and checklists to keep track of inspections, materials and labor.• Supervise, escort and oversee work of outside contractors while on grounds.• Supervise or perform the typical following maintenance tasks: all landscaping and snow removal; apartment turnovers and all building repairs such as: electrical repairs; plumbing repairs; HVAC repairs and maintenance (filters etc); some carpentry and drywall repairs; fire panels; safety and security systems; elevators etc.• Oversee all relevant building inspections, including fire systems, sprinklers, elevator and REAC.• Oversee materials, furniture and equipment inventories.• Participate in the Quality Project program.• Participate in daily and weekend call program for maintenance of other buildings.• Other duties as assigned by the Property Manager, or assistant Property Manager.Job Requirements• 5 years' experience in skilled trades, such as plumbing, electrical.• Knowledge of acceptable trade practices and building standards.• The ability to prioritize tasks, understand instructions, give and follow direction.• Universal EPA License for Refrigerant and HVAC Certification with 3 year + experienceSkills and Competencies Required• Demonstrate knowledge of heating systems- HVAC• Perform building inspections• Ability to use work order system• As employees of a Catholic agency which cares for Seniors, all staff will demonstrate a respect for each client and employees/co-workers.• Willing to work as a member of a team and take direction from supervisors.Resources for which accountable• Responsible for tools and equipment owned by the site, keeping them maintained and in good working order.• Responsible for assisting in operating and capital equipment budgets.• Responsible for keeping the common areas in and around the buildings in a clean well- maintained appearance.• Responsible for representing Cardinal Ritter Senior Services in a caring professional manner.• Must be able to lift 80lbsCardinal Ritter Senior Services does not discriminate on the basis of handicapped status in the admission or access to, or treatment or employment in, its federally assisted programs and activities.
