Senior Business Development ManagerLocation: Carlstadt, NJJob Function: SalesSalary Range: $110,000 - $125,000 base salary, plus uncapped commissionBenefits: Medical, dental, vision, life and disability insurance, generous 401(k) planMust HavesBachelor's degree in Business, Sales, Marketing, or a related field, or equivalent experienceMinimum 12 years of outbound technical sales experience with a strong track record of exceeding targetsDeep knowledge of New York Building Codes and permitting processes including DOT, DOB & MTANice to HavesPrior experience working in scaffolding, access systems, or industrial services sectorsFamiliarity with the competitive landscape and permitting nuances in the NY/NJ metro regionBackground in mentoring or training junior sales staff or business development associatesNew York City residency or extensive professional experience in the five boroughsExperience with municipal bidding, construction safety compliance, or infrastructure projectsUnderstanding of vertical access systems or engineered service offeringsMultilingual communication skills, especially Spanish or languages prevalent in the NYC marketResponsibilitiesDrive sales growth by developing strategic client relationships across the NYC/NJ metropolitan areaUse deep market knowledge to tailor solutions that address complex access and scaffolding challengesNavigate municipal, state, and agency permitting processes efficiently to meet client timelinesLead or support proposals and presentations for high-value or time-sensitive construction projectsServe as a subject matter expert on New York Building Codes and compliance-related considerationsDeliver consistent performance against sales targets and maintain an active pipeline of opportunitiesCollaborate cross-functionally with project managers, engineers, and estimators to develop winning bidsProvide mentorship and leadership to less experienced colleagues to elevate overall team performanceAnalyze market trends, competitor offerings, and customer feedback to refine positioning and strategyRepresent the company in meetings with developers, general contractors, regulatory officials, and stakeholdersEnsure accurate forecasting, CRM updates, and sales activity reporting in line with company standardsSolve technical and logistical challenges creatively, delivering exceptional service outcomes for clients
