Grounds Specialist

Job Overview SPARK Development is seeking a reliable and detail-oriented Grounds Specialist responsible for maintaining the curb appeal, safety, and overall appearance of our residential communities year-round. This role directly impacts resident satisfaction, leasing success, owner confidence, and SPARK’s reputation by ensuring that every property is consistently and exceptionally maintained throughout the year. From pristine landscaping in the summer to prompt snow removal in the winter, this position plays a vital role in creating communities our residents are proud to call home. Primary Responsibilities Grounds Maintenance Maintain lawns, trees, shrubs, and common areas to SPARK’s quality standards Mow, trim, edge, and aerate lawns using power and hand tools Apply fertilizers, pesticides, and weed control treatments as needed Perform seasonal property cleanups and ensure all communities remain clean, attractive, and tour-ready. Monitor property conditions and proactively identify landscaping, safety, or maintenance concerns. Inspect, clean, and perform routine preventative maintenance on landscaping equipment to ensure safe and reliable operation. Snow Removal Perform timely snow removal and ice control at all assigned properties Operate snow removal equipment and apply de-icing materials to maintain safe walking and driving conditions throughout the property. Monitor weather conditions and respond to snow events, including early mornings, evenings, weekends, and holidays as needed. Maintain snow removal equipment and ensure readiness throughout the winter season. Property Stewardship Maintain exterior cleanliness, remove debris, and proactively address issues that impact curb appeal or resident experience. Perform minor exterior repairs and maintenance tasks as assigned Communicate property concerns and work collaboratively with the property manager and maintenance team to ensure issues are addressed. Represent SPARK professionally while interacting with residents, owners, vendors, and team members. Take pride in maintaining every SPARK community as if it were your own Qualifications Experience in commercial landscaping, grounds maintenance, snow removal, or a related field preferred. Experience operating commercial landscaping and/or snow removal equipment Strong work ethic with exceptional attention to detail and safety Ability to work independently and take ownership of assigned properties Valid driver’s license with a clean driving record Ability to perform physically demanding work outdoors in all weather conditions Ability to work a flexible schedule during snow events Ability to stand, walk, bend, crouch, and perform repetitive tasks throughout the shift.
