Building Inspector
Department: Community DevelopmentSalary: $50,000 - $60,000 depending on qualifications (Full-Time)Essential Job Functions:Inspects new and existing residential, commercial, and manufactured structures for compliance with established building and other pertinent codes including new construction, additions, renovations, repairs, and upgrades.Performs building inspections of residential and commercial occupancies including structural, electrical, mechanical, plumbing, foundation, final, housing, occupancy, fire prevention, heating, courtesy, and gas systems.Performs re-inspections as required and updates inspection records accordingly.Advises owner, builder, or superintendent of corrections needed. Explains technical information to both trained and untrained individuals. Answer inquiries and responds to complaints.Interacts and communicates with various groups and individuals (such as Building Official, County staff, co-workers, contractors, engineers, architects, home owners, and the general public).Inspects buildings for suitability and recommends structures to be condemned as necessary.Remains current of building codes and County ordinances related to construction.Reviews and analyzes on-site plans to determine that projects are constructed per approved plans and not located within setbacks, flood ways/zones. Checks for soil and erosion issues.Performs general office work as required, including entering and retrieving computer data, typing reports and correspondence, copying and filing documents, scanning documents, answering the telephone, greeting and assisting customers, etc.Prepares and issues a variety of documentation (such as addition or correction reports, and stop work orders).Operates a vehicle and a variety of equipment and machinery (such as HVAC system, mechanical systems, electrical panel board and wiring, plumbing systems, structural framing, computer, printer, modem, router, cell phone, etc.).Uses a variety of tools (such as calculator, electrical analyzers, hand tools, pressure gauges, measuring tape, level, standard office tools, etc.); a variety of supplies (such as flashlights, paper, writing instruments, inspection forms, hard hats, red paint, general office supplies, etc.); and a variety of computer software (such as CitizenServe, ComCheck / ResCheck, etc.).ADDITIONAL JOB FUNCTIONSPerforms related duties as required under the direction of the Community Development Director.MINIMUM TRAINING AND EXPERIENCEMust possess SC Building Codes Council/LLR license as a residential or commercial combination inspector upon employment. If you do not possess a combination license, you must possess an International Codes Council certification in any of the following disciplines: Building Inspector, Electrical Inspector, Mechanical Inspector, Plumbing Inspector.
