This Analyst will collaborate with various team members across different departments and groups. Responsibilities are broad and directly impact key operations of the business.ResponsibilitiesPerform advanced modeling and valuation analysis (Argus and Excel) for potential acquisitions and development opportunitiesCreate discounted cash flow models used to analyze returns for potential acquisitionsPrepare thorough and concise Investment Memos for presentation to the Investment Committee and Board of DirectorsFormulate key investment decisions based on judgment and empirical analysis of the dataProvide and qualify informed opinions of an investment’s merits based on collecting, processing, and tracking of in-depth market information and related mattersComp Tracking – data entry into centralized database of comps received from industry professionals:Lease RatesPurchase Price on sale transactions, comparing against internal underwriting model to generate Cap Rates.Retrade/Cap RatesRepricing trackerAccurately record, save, and organize deals through Dealpath tracking softwareEnsuring Dealpath is updated weekly and confirmation with Senior Management of the list of sites for the following week’s Regional and National Pipeline meetings.Support associates and senior management of Ares in matters related to the successful operation of various business unitsProfessionally represent Ares to the broader real estate community (ex. brokers, bankers, and other service providers)Creation of Investor Tour Books of Regional Assets, ensuring they are maintained and updated as required.Note transcripts of Senior Management deal calls with industry professionals.Required Knowledge, Skills And Abilities1-3 years applicable work experience preferredProficiency in Argus Enterprise; Argus certification a plusProficiency in ExcelFinancial background in real estate or finance preferredBachelor’s degree with undergraduate coursework in business, finance, accounting; with a strong understanding of real estate finance principlesAbility to comprehend, analyze, interpret, and create real estate documents including, but not limited to, LOIs, RFPs, property offering memorandums, market reports and tenant leasesExcellent written and communication skills preferredAdvanced PowerPoint and Word skills preferredWillingness and ability to travel as neededAbility to handle sensitive and confidential informationHigh ethical standards and strong worth ethicReporting RelationshipsPrincipal, Real Estate IndustrialCompensationThe anticipated base salary range for this position is listed below. Total compensation may also include a discretionary performance-based bonus. Note, the range takes into account a broad spectrum of qualifications, including, but not limited to, years of relevant work experience, education, and other relevant qualifications specific to the role.$120,000.00 - $135,000.00The firm also offers robust Benefits offerings.
