Please Look at the Linked Webpage to Learn More.Duties and Responsibilities:The On-Site Resident Manager is called upon to function in the following areas1) establishing and promoting a community environment2) be available to residents & assist their needs3) perform administrative responsibilities4) serve as the primary responsibility for the financial operations of the community by maximizing the income and controlling the expenses of the apartment community.5) strong general maintenance, upkeep and "handyman" capabilities to manage common/day-to-day maintenance work orders (with assistance from our robust in-house Maintenance department for uncommon, complex, specialty or renovation or diagnostic tasks or to help incumbent upskill on more common items that incumbent may need additional training on)The ideal candidate is customer service oriented, reliable, positive, energetic, and professional.Candidates need previous experience as a previous on-site property manager, strong familiarity with general residential maintenance and upkeep, and maintains an overall commitment to apply their very best in a high-energy environment.Job Duties/ResponsibilitiesResidential Property Management Demonstrate ability to understand financial goals, operate asset in owner's best interest in accordance with company policies & procedures, and comply with Fair Housing, State and Federal lawsEnsure community is rented to fullest capacity by utilizing marketing strategies to attract prospective residentsInterpret, enforce, and explain the apartment lease and all policies proactively during check-ins and welcomesWalk property and/or building to address safety concerns, maintenance items, pool or landscaping issues and cleaning needsEnsure community is maintained to the best possible physical condition within the limits of the established budgetReview, report, and document all necessary maintenance requestsEnsure community appearance and repairs are noted and completed on a timely basisOversee and ensure all resident move-ins, move-outs, rent increases, and evictions are processed in a timely mannerMonitor conduct of residents to ensure compliance with house rules, regulations, and lease; enforcement of apartment rules, maintain written records, and report occupancy violations, disturbances and other infractions by tenants and guestsResponsible for managing daily operations of community related matters, by investigating and resolving resident concerns, and initiating corrective actionsComplete various daily and month-end reports including collection of rent, administration of late fees, three-day notices, and delinquency noticesAttend company trainings, provide input and direction, and develop action plans for community improvementResidential General Maintenance This role includes responsibility for addressing most day-to-day maintenance needs. Candidates should be comfortable completing tasks such as: Repairing leaky faucets, toilets and garbage disposalsReplacing light fixtures, switches, outletsBasic drywall patching and interior paintingAdjusting cabinet doors/drawers and replacing door hardwareSmoke detector installation and troubleshootingRoutine upkeep of common areas and groundsCoordinating w/ in-house Maintenance team and/or vendors for more complex, uncommon, larger or specialized repairs/work ordersEducational Requirements:High School Diploma or Equivalent is required Higher education, especially real estate/property management specific certifications, are definitely not required but highly always a plus!Skills, Training, or Qualifications:Minimum of 2-3+ years of experience as an on-site property manager and/or highly relevant experience with consistent property management is requiredStrong computer literacy with knowledge of Microsoft Office Suite, including Excel, Word, Outlook, tenant/rent management systems and general computer operations is required Familiarity w/ other management software such as Salesforce, Asana, Corrigo, Rent Manager, Showmojo is definitely not required, but highly desirable!Experience in budget preparations and monthly reports preparation is highly desiredStrong knowledge of landlord tenant law and regulations, including Fair Housing LawsStrong skills relating to basic residential maintenance and repairs is requiredStrong knowledge of maintenance operations as it relates to apartment communities is requiredStrong interpersonal and communication skills in order to interact effectively with prospects, residents, peers and management is requiredEffective administrative, organizational and time management skills is requiredMust be a citizen of the United States or otherwise authorized to work in the United States WITHOUT employer sponsorshipRequired Background Screening/Reference Check:A thorough background check and drug-screening will be conducted prior to placement.
