Development Coordinator
Job PurposeTo assist the division land department with the development of new and ongoing residential communities and manage the ongoing entitlement and bond requirements for owned properties.General Duties And ResponsibilitiesProvide administrative support to the Division Acquisition and Development teams as directedSupport Land Development Manager in various tasks related to Land DevelopmentReconcile department invoices for approval and processingWork with civil engineers and planners to entitle and permit the development work in residential communitiesMaintain state and local permit applications and Storm Water Management plansSolicit and evaluate bids, establish budgets and schedules, oversee development workProvide oversight to ensure quality, schedule and budget meet required standardsdProvide ongoing soil, erosion and sediments control oversight and documentationAssist in creation and management of HOA and Condo AssociationsWork with community management companies/managers to resolve HOA issuesAttend annual HOA meetingsProcess HOA invoices and ensure timely paymentSchedule transition walks for all tracts that will be owned and maintained by the HOAReview and rule on Architectural Review submissionsOversee Community Manager efforts to ensure communities are run willAssist with managing entitlement and bond requirements for existing communitiesRenew/update permits as neededAssist Land Development Management ream with all financial assurancesManage the bond release process (completing work, coordinating inspections, release bonds)Provide support to home building and new home sales teamsProvide HOA documents and budget information as neededEvaluate and establish matrices providing lot fit and lot characteristicsAttend land development meetingsAttend on-site project meetings and deliver permits and paperwork to county agenciesProvide support on all land-related questions and issues as neededProvide administrative support to other departments as neededQualificationsAssociates or Bachelor's degree in business, engineering or construction management or equivalent prior experience in homebuilding and/or land developmentHigh level of interpersonal skillAbility to professionally interact with persons inside and outside the companySelf-motivatedWell organized with the ability to prioritize appropriatelyAble to multi-task effectively in a fast-paced environmentIntermediate skills in MS Office Suite including Word, Excel, Outlook and PowerPointStrong analytical skillsValid driver's license, proof of auto liability insurance, and an acceptable driving record
