Preconstruction Manager | Healthcare ConstructionFlagstaff, Verde Valley and CottonwoodCORE is seeking a Preconstruction Manager - Healthcare Construction to oversee the entire preconstruction phase of complex healthcare projects. This role ensures accuracy in cost estimation, coordination of trade partners, alignment with project goals, and a seamless transition from preconstruction to construction. The Preconstruction Manager leads project-specific preconstruction efforts, manages Assistant Preconstruction Managers, collaborates closely with internal and external stakeholders, and supports healthcare projects, including inpatient environments, while ensuring compliance with healthcare construction standards, ICRA requirements, and certified healthcare construction practices.KEY RESPONSIBILITIESProject Leadership & OversightServe as the project lead for preconstruction efforts, overseeing communication, deliverables, options, and estimatesIdentify project challenges and develop mitigation strategiesCoordinate with Senior Preconstruction Manager and Assistant Preconstruction ManagersOversee bid processes, trade coordination, and project timelinesManage all scopes and directly oversee high-risk scopesReview QTOs and breakdowns prepared by APMsConduct preconstruction workshops and trainingProject ManagementManage daily preconstruction tasks including design coordination, schedules, and estimatingTake ownership of estimate development and delegate tasks at kick-off meetingsManage multiple projects concurrentlyDevelop early-stage cost models using historical dataPerform unit pricing, scope breakdowns, and conceptual estimatesSupport General Conditions and site logistics estimatesAnalyze conceptual cost optionsDevelop value engineering strategiesLead risk assessment and mitigation planningClient & Stakeholder CommunicationWork closely with clients to align goals, budgets, and expectationsProvide cost updates, VE options, and project adjustmentsRepresent CORE professionally in meetingsTrade Partner RelationshipsMaintain strong trade partner relationshipsObtain pricing feedback and market insightsReview proposals and identify scope gapsConstructability, Market Analysis & SchedulingIdentify constructability issues and coordinate solutionsMonitor market trends and cost escalationIdentify long lead items and develop mitigation strategiesLead preconstruction and design schedules using Lean practicesDeliverables & Transitions to OperationsProduce estimates, Basis of Estimate, and presentationsPresent deliverables to clients and stakeholdersCoordinate handoff to operations teamsREQUIRED QUALIFICATIONSMinimum 5 years preconstruction experienceHealthcare construction experience (required)Healthcare Construction Certification (required)Certified Healthcare Construction certificationICRA certification and/or experienceExperience supporting inpatient healthcare projectsProficiency with Bluebeam, Building Connected, Construct ConnectStrong leadership, organization, and communication skillsKEY COMPETENCIESStrategic ThinkingLeadership and CollaborationClient Relationship ManagementProblem-Solving and Decision-MakingTechnical Expertise in PreconstructionCORE provides equal employment opportunities to all employees and applicants for employment and prohibits discrimination and harassment of any type without regard to race, color, religion, age, sex, national origin, disability status, genetics, protected veteran status, sexual orientation, gender identity or expression, or any other characteristic protected by federal, state or local laws.
