We believe our growth in becoming one of the largest alternative asset managers is a testament to our experienced management team, our focus on performance and our high-quality investor base, which includes large pension funds, university endowments, sovereign wealth funds, banks and insurance companies.The Global Capital Solutions team focuses on liabilities sourcing and financing, as well as asset sourcing and strategic counterparty relationships across the Ares platform.PurposeWork within the Real Estate Debt Capital Market team and will partner with Portfolio Management, Acquisition and Accounting (“F&A”) teams on financing transactions, lending relationships, cash / liquidity reporting, forecasting, and hedgingCertain functions described below shall be shared across company platformsKey ResponsibilitiesAssist with marketing, structuring, negotiating, and closing loans, including secured and unsecured loans used to finance both equity and debt investmentsPrepare financing request packages, including updating Argus and property underwriting for potential lendersSummarize and analyze financing quotes receivedWork with Title, Attorneys and Lenders to complete required due diligence to close loansPartner with Due Diligence team to work through surveys, zoning and environmental reportsPrepare loan abstracts for newly closed loans and update quarterly financing summaryAssist in implementing and monitoring interest rate hedges including swaps and caps, reviewing hedging implications from an accounting and finance perspective and maintaining ongoing regulatory compliance and ISDA documentationCalculate, monitor, and report in-place and projected financial covenants for corporate and/or secured financings, including recourse obligations – for internal and external purposesOngoing tracking of secured and unsecured debt markets, debt strategies, debt tracking, etc.Periodically update debt capital markets dashboard to be used for acquisition underwritingTrack ancillary business and share of wallet for primary broker and lending relationshipsAssist in conducting capital market research by analyzing comparable company financial reports, analyst research, economic reports, and general real estate researchOther ad hoc analyses and reporting, both for internal and external purposesPartner with Portfolio Management and F&A teams on forecasting, treasury management and certain corporate modeling activities, including near term sources and uses and periodic reports to management regarding cash activitiesManage loan draw requests and line of credit borrowings/repayments for unsecured and/or secured debt based on short and medium term cash needsEvaluate cash management investment strategies based on both internal and external risk factorsProfile & ExperienceA Bachelor's degree (in finance or accounting is preferred)3 to 5 years of applicable work experience within real estate debt capital markets; preferably within the following areas: origination, underwriting, legal documentation, loan closing / structuring, securitization, rating agency methodologyProficiency in Argus, Excel, PowerPoint, and Word required; Argus certification preferred Excellent written and communication skills requiredThe incumbent must be driven, proactive, good listener, collaborative problem-solver, self-motivated and a team-oriented individualDemonstrated leadership capabilities requiredProficiency in AI Tools and using AI Tools for automation purposesWillingness and ability to travel required Ability to handle sensitive and confidential information requiredHigh ethical standards requiredReporting RelationshipsPrincipal, Capital SolutionsCompensationThe anticipated base salary range for this position is listed below. Total compensation may also include a discretionary performance-based bonus. Note, the range takes into account a broad spectrum of qualifications, including, but not limited to, years of relevant work experience, education, and other relevant qualifications specific to the role.$85,000 - $115,000The firm also offers robust Benefits offerings.
