You’ll serve as the second-in-command onsite, partnering closely with the General Manager and stepping in as acting leader when needed. You’ll help shape culture, maximize occupancy, improve financial performance, and ensure residents have an exceptional place to live during one of the most important times in their lives.If you’re energized by ownership, accountability, and making an impact, this could be the opportunity you’ve been looking for.What You’ll Do:Leadership & Team Development:Support and help lead the onsite team across leasing, operations, and resident servicesBuild trust, accountability, and collaboration across departmentsCoach team members and contribute to a high-performing cultureServe as acting General Manager when neededFinancial & Operational Performance:Assist with monthly variance reporting and budget analysisPartner with accounting to ensure accurate financials, accruals, coding, and invoice processingTrack expenses including maintenance, utilities, taxes, insurance, and vendor costsHelp identify operational efficiencies and opportunities to improve NOIResident Experience & Compliance:Oversee damage inspections, charges, and documentationManage final move-out and security deposit processes in compliance with applicable lawsSupport rent collections and delinquency management with a goal of maintaining delinquency below 2%Handle difficult resident conversations with professionalism and empathyEnsure compliance with company policies and legal requirementsLeasing & Marketing Success:Help create and execute leasing and marketing strategyConduct tours and assist with leasing efforts to drive occupancyAnalyze traffic, conversion ratios, objections, and lead flowMaintain accurate leasing notes and account records in EntrataPartner with internal and external marketing resources to maximize resultsWhat We’re Looking For:2+ years of student housing experience, ideally in **new development lease-ups**Experience with at least one lease-up community of 600+ bedsBackground in the Minneapolis market or another competitive Big Ten college market preferredStrong financial and operational acumenExperience with Entrata or similar property management systemsProven ability to lead teams, solve problems, and drive resultsBachelor’s degree or relevant industry credentials preferredWhy Consider This Opportunity?This is an opportunity to help lead a flagship student housing asset in one of the country’s strongest university markets.
