Construction Manager
BKM Management Company is seeking driven entrepreneurial professionals who are passionate about their work. The Construction Manager will join the Construction Management team reporting to the Senior Director, Construction, and take on responsibility for the planning, execution, and oversight of all post-acquisition interior construction projects, including rollovers, tenant improvements, and select special projects within the region. This position will be located near Signal Hill, California and will cover the Inland Empire as well.Essential Functions:Execution of Rollover Improvements / TIs / Special Projects:Manage on-budget, on-time construction of interior improvements with minimal supervisionAbility to think and act strategically with experience resolving construction challengesCreate in-depth scope of work documents for all construction projectsDevelop construction budgets by securing, reviewing, and approving competitive bidsRead plans and create take-offs for internal bidsSolicit subcontractor and/or vendor quotes and evaluate them for scope and qualificationThorough project inspection to gain a deep understanding of the project requirementsConduct regular meetings for projects with stakeholders and vendorsConduct regular site visits to projects to monitor milestonesThorough understanding of the standard operating proceduresImplement Construction Standards and Procedures:Develop and maintain a reliable regional contractor bench to support rapid turnover and consistent pricingMaintain communication standards for the construction teamStandardize interior scopes and pricing to improve speed-to-marketUnderstand all contract documents including leases, master contracts, short and long-form contracts, permits and noticesEnforce file tree and document naming standards in construction foldersManage construction documentation through approval, execution, and final filing in accordance with company standardsInterpersonal Skills & Attributes:Deadline-driven with the ability to prioritizeMaintain good communication with supervisor and team membersPerform other duties or projects as requested with a positive attitudeDemonstrate the highest ethical standardsAbility to manage and thrive in an environment with teams that are separated geographicallyAbility to form and maintain long-term relationships with vendors and suppliersThe Qualifiers:5+ years' experience as construction manager, project manager, or similar5+ years' direct experience with bidding and managing construction projectsDegree in Project Management or Construction Management is preferredProficient use of industry-standard software and communication devices and software such as email, internet, Yardi, Adobe, Microsoft Project, Excel, Word and project management softwareExcellent written and oral communication skills in a professional settingStrong organizational and administrative skills with a keen attention to detailMotivated and results-driven with a strong work ethic and desire to excel/growHighly resourceful team player, with the ability to work independently in an entrepreneurial settingPerks:Competitive Pay + BonusMedical, Dental, Vision, Short/Long Term Disability, Pet, and Life InsurancePaid Time Off + Holiday Pay401k Plan + Company MatchProfessional Development ResourcesFun Work Vibe (team-building events, company training opportunities, employee engagement and much more!)
