Position OverviewStoneManor Homes is seeking a Director of Marketing to lead and scale all marketing efforts across our growing portfolio of communities in the Houston market.This role is responsible for driving qualified traffic, supporting sales velocity, strengthening brand positioning, and improving conversion across the entire buyer journey. The ideal candidate understands how to market to entry-level and move-up buyers, balancing performance-driven digital execution with a strong in-person community presence.This is a hands-on leadership role—you will both set strategy and execute while building the systems needed to support growth to 800+ homes annually.Key Responsibilities1. Lead Generation & Traffic StrategyOwn and deliver qualified traffic targets for each communityManage digital channels including:Paid search (Google)Paid social (Meta)Display / retargetingSEO and organic contentOptimize campaigns for cost per lead, cost per sale, and conversion rateAllocate budget dynamically across communities based on absorption goals2. Community Marketing ExecutionDevelop and launch community-specific marketing plansOversee:Grand openingsBroker eventsVIP / pre-sale campaignsEnsure each community has:Proper signageBranded presenceConsistent messaging3. Sales Funnel & Conversion OptimizationPartner closely with Sales leadership to:Improve lead-to-appointment conversionImprove appointment-to-contract conversionManage CRM and lead routing processesDevelop scripts, follow-up systems, and nurturing campaignsMonitor and report on:Lead response timesAppointment ratesConversion metrics4.
