Job description:High End Boutique BKLYN Based Design/Build Firm Seeks Senior Project ManagerSteering House Design and Development is an established Brooklyn based, high-end residential design, development and construction company looking to hire a Project Manager immediately. Qualified candidates will be comfortable in a fast-paced, high pressure work environment managing projects with budgets around $5m each. This position reports to the company’s COO but the success of this role depends heavily upon close collaboration with our entire tight knit management team and amazing clients.Responsibilities include:Project Management: Strategic planning, budgeting and client management for high-end townhouse construction and renovations-Define and manage project goals, budgets and schedules and ensure deadlines are being met-Review plans for completeness and generate RFI’s where necessary-Produce RFP’s, negotiate contracts to our advantage, manage vendors and contracts with subcontractors-Coordinate and oversee project design teams and other consultants-Manage timely purchase, delivery and tracking of required finishes and fixtures-Quality control - we expect nothing but the highest standards-Client reporting and management-Schedule Department of Buildings and progress inspections as requiredAdministrative:-Ensure all required permits are in place-Ensure subcontractor insurance requirements are met and proper certificates are in place-Contract administration with subcontractors-Lead the budget creation and value engineering processes-Lead the budget management, reporting and reconciliation processes to ensure budgetary goals are being met-Manage client billing and change ordersSkills:-Leadership ability, especially under pressure-Unwavering commitment to excellence-Proven ability to meet deadlines-Self motivated/Self-starter-Multi-tasker-Innovative-Extremely detail oriented-High achiever-Problem solver-Strategic thinker-Persistent-Comprehensive understanding of architecture, engineering and construction-Brooklyn brownstone design interest/sensibility-Ability to read architectural plans and complete takeoffs-Fluency with Google Docs/Dropbox/AIA standards/Procore/Procore FinancialsRequirements:-Minimum 7 years experience managing comprehensive NYC residential architecture and construction projects-Proficiency in controlling job costs and adhering to schedules-Strong leadership, communication and management skills-Positive and professional attitudeSalary and benefits:-$125k+, commensurate with experience-Health Insurance-Unlimited vacation with advanced approval-Flexible working hours-Parental leave-Referral bonuses-Some remote work will be acceptableQualified candidates must submit a resume and cover letter to be considered.
