This role focuses heavily on title and survey review, due diligence management, and transaction closings, while also assisting with land use and environmental matters. The ideal candidate will possess strong analytical abilities, exceptional attention to detail, and the capacity to manage multiple complex matters simultaneously.ResponsibilitiesPerform comprehensive reviews of title commitments, policies, pro formas, and endorsements.Analyze title exceptions, easements, covenants, liens, restrictions, and other encumbrances; identify issues requiring attorney attention.Review title exception documents and prepare title memoranda and objection letters; track responses and monitor curative matters through closing.Coordinate and negotiate owner’s and lender’s title insurance policies and endorsements.Draft estoppel certificates and SNDAs and coordinate execution with clients and third parties.Review and interpret ALTA/NSPS surveys, including boundary issues, encroachments, easements, access matters, and survey exceptions.Summarize third-party due diligence reports and identify potential concerns for attorney review.Order and monitor third-party reports, including zoning, environmental, and property condition reports.Work closely with title companies, escrow officers, surveyors, and consultants to resolve title and survey-related issues.Manage title objection correspondence, monitor responses, and track curative items through closing.Coordinate title updates, bring-down searches, and endorsements to ensure compliance with transaction requirements.Reconcile title and survey materials and identify discrepancies requiring resolution.Prepare and maintain closing checklists and transaction timelines.Review preliminary closing statements and assemble closing binders.Organize and maintain due diligence files, including title, survey, zoning, and environmental documentation.Coordinate zoning report revisions with consultants and review final reports.Assist with leasing matters, including drafting leases, amendments, consents, and broker agreements.Prepare organizational documents such as resolutions and consents and maintain entity records.Obtain certified organizational documents, good standing certificates, EINs, and manage entity filings and registrations.Conduct judgment and lien searches and obtain supplemental information necessary for closing.Draft closing instructions and coordinate settlement statements with clients and title companies.Finalize transaction documents for execution and recording, assemble exhibits, and distribute closing packages.Prepare and file UCC financing statements, amendments, assignments, and terminations.Support post-closing activities, including tracking recorded documents and reviewing final title policies and deliverables.Maintain calendars and ensure all transaction deadlines are met.QualificationsBachelor’s degree and/or paralegal certificate from an ABA-approved program.Minimum of 7 years of paralegal experience with significant exposure to commercial real estate transactions, including title and survey review.Strong experience analyzing title commitments and ALTA/NSPS surveys.Knowledge of title insurance products, endorsements, and commercial closing procedures.Familiarity with land use and environmental due diligence processes preferred.Proficiency with Microsoft Office and document/document management platforms.Key Skills & CompetenciesExceptional attention to detail, particularly when reviewing technical title and survey materials.Strong analytical and problem-solving abilities.Ability to manage multiple transactions and competing deadlines effectively.Excellent communication and coordination skills with attorneys, clients, and external vendors.Highly organized with strong follow-through and project management capabilities.
