Job Title: Senior Preconstruction ManagerLocation: Dallas–Fort Worth, TexasIndustry: Commercial Interior Construction (High-End Office / Corporate Interiors)Compensation: $140,000 – $180,000 Base + Bonus + Full Benefits PackagePosition OverviewA leading commercial construction firm specializing in high-end corporate interior and office tenant improvement (TI) projects is seeking an experienced Senior Preconstruction Manager to join its growing Dallas–Fort Worth team.This role will lead the entire preconstruction process for complex office interiors, partnering closely with ownership, architects, brokers, and internal operations teams to develop accurate budgets, schedules, and project strategies. The ideal candidate brings extensive experience in commercial office TI estimating and preconstruction, strong relationships with subcontractors in the DFW market, and the ability to guide projects from concept through construction handoff.Projects typically range from $1M to $30M+ and include high-end corporate headquarters, law offices, financial institutions, creative office environments, and large-scale tenant improvements.Key ResponsibilitiesPreconstruction LeadershipLead all preconstruction activities for high-end commercial office tenant improvement projects Oversee conceptual estimating, budgeting, value engineering, and cost analysis Manage the full estimating process from early design through GMP development Provide strategic input on project feasibility, constructability, and cost drivers Client & Design Team CollaborationWork closely with clients, architects, brokers, and consultants throughout the design process Participate in client presentations and assist with securing new projects Provide cost guidance during schematic design, design development, and construction documents phases Develop strong relationships with repeat clients and industry partners Estimating & Cost ManagementPrepare detailed conceptual and hard bid estimates for commercial office TI projects Review drawings and specifications to identify scope gaps, risk items, and opportunities Develop accurate quantity takeoffs and cost breakdowns Manage subcontractor bidding and leveling processes Ensure estimates align with market conditions and subcontractor pricing Subcontractor & Vendor ManagementMaintain strong relationships with subcontractors and vendors throughout the DFW market Manage bid solicitations, scope reviews, and subcontractor negotiations Evaluate subcontractor proposals and ensure complete scope coverage Project HandoffLead preconstruction turnover meetings with project management and field teams Ensure complete scope alignment between estimating and operations Provide detailed budget, schedule, and subcontractor information to project teams Process & StrategyContinuously improve estimating tools, cost databases, and preconstruction processes Monitor local construction market trends, labor availability, and pricing fluctuations Support company growth initiatives by contributing to proposal development and business development efforts Required Qualifications10+ years of experience in commercial construction estimating or preconstruction Extensive experience with commercial office tenant improvement (TI) projects Proven ability to manage high-end corporate interiors and complex office build-outs Experience developing conceptual estimates and GMP budgets Strong knowledge of DFW subcontractor market and pricing trends Ability to review drawings, specifications, and identify scope gaps Strong leadership, organization, and communication skills Preferred QualificationsExperience with projects ranging from $1M – $30M+ Background with law firms, corporate headquarters, financial institutions, or Class A office environments Experience using estimating software such as OST, Bluebeam, Sage Estimating, Procore, or similar Bachelor’s degree in Construction Management, Engineering, or related field (preferred but not required) Compensation & BenefitsBase Salary: $140K – $180K (DOE) Performance Bonus: 10–20% annual bonus potential Vehicle Allowance or Company Truck Gas Card Full Benefits Package (Medical, Dental, Vision) 401(k) with Company Match 3+ Weeks PTO Technology Package (Laptop, Phone, Software) Why JoinWork on high-profile corporate interiors and Class A office environments Join a well-established commercial contractor with strong backlog Collaborative culture with repeat clients and top design firms Opportunity to play a key leadership role in the company’s preconstruction growth
